I can't think of much else other than you both living close to CSU Fullerton Irvine and then making your mom ride the train or drive all that way (which would suck). It is harder with you needing public transport, but see if the schedules work (they likely won't).
Actually, my mom's place of work is right on one of those lines, but starting from Downtown LA, and I don't know whether it would pass Buena Park or Fullerton.

If we lived around Downtown LA, then I could take the Orange line down to Irvine, which google says is about 1 h 7 min- don't know how accurate that is- and then maybe catch a bus from there to the campus? It also says its nine min by car, so if there's a bus then the commute doesn't look too bad.

However, the train from either city doesn't look too regular, so do you think it might be better to live in Orange? How bad would the commute be from Orange to Montebello?

Since I commute from LA County towards Irvine frequently, I caution you to check the schedules carefully as there are very few trains that go in that direction (2 AM trains southbound and 2 PM trains northbound).
