Would the dwelling I'd live in be a townhouse or condo? 400k would tap me pretty well so I would be house poor, but I guess many in the area are in the same pickle. What do monthly assessments go for? My 1br condo in Chicago was about 250k, but had monthly assessments of $350.

Just saw this.. DO NOT MOVE TO WILMINGTON. I lived there briefly some years ago when staying with a friend and it was a complete pit - gangs, drugs, etc. Maybe it's better now, but I doubt it. Seal Beach, as others have mentioned, is close and is much nicer. If Wilmington is now an upscale yuppy neighborhood I apologize in advance..
