Default Calabasas, Ca...

I have applied to Cal Poly Pomona, Cal Poly San Luis Obispo, San Diego State, San Jose State, and CSU Northridge for college. I got accepted to San Jose State and CSU Northridge. I plan to go to CSUN.

Even though San Jose State is a better college I am not going to be going there because I have family down in southern california for support, CSUN is an okay school, San Jose State has an accredited masters program in my degree for city planning, and the bachelors degree at San Jose State isnt the best. Also, it is very hard to get a city planning job in the San Jose and Bay area with just a bachelors degree. So, knowing that CSUN has a better bachelor's degree, and there are more jobs in southern california I plan to go to CSUN.

After college, I plan to get a job in the Thousand Oaks-Simi Valley Area, aka Conejo Valley Metro. And live in Calabasas.

So my question for the forum people is, how is Calabasas? Is not too pricey? Will a city planner salary be able to afford to live there? Is the city safe? Is it a good suburb? I plan to keep my future wife not working, so she can take care of the kids. I am planning to start off with an apartment, and then when we have kids and I have furthered along in my career to become an assoicate planner we will get a house in the city.

what do city planners make? homes in that area start in the $600k range, which may go down, but there are no gaurantees. That means you would need to have roughly a $150k household income plus 20% downpayment to afford a home there. That is a lot of money and I doubt lower level planners make anywhere near that amount. however, certain parts of the san fernando valley, simi valley, and camarillo/oxnard are less expensive while still remaining close to thousand oaks.

Associate Planners make about $50,000. When I start of interining I will probably make about $30,000 as a planner technician. As soon as I get some experience, and take my ACIP exam I would be able to become an associate planner and make $50,000-$60,000. And my parents are wealthy enough to help on the downpayment. We currently live in the country-side of San Luis Obispo.

Of course, until I become a city planner I will be living at the dorms and then in an apartment and then by the time I'm an associate planner I will have a family and a wife and be making the $50k.

I might not neccesarily be working in Thousand Oaks. I could be working from Camarillo all the way to Tazarna.

And, i'd probably have 1-2 kids. So, probably a home with 2 beds and one bathroom.

All you have to do is triple your income and you're all set.

Did you try looking up recent sales data on the internet?

From a burglary perspective here's how I'd look at it:

Hidden Hills has a guard gate so that has to add some level of security.

Of all those I'd say Oak Park is the most insulated, it's sort of away from the "get away" 101.
Calabasas is a little closer to higher crime rate areas (some parts of Canoga Park for example) and it is right next to the "get away" 101. The sheriff is everywhere in Calabasas.
Malibu gets a lot of people sort of passing through.
Agoura Hills is also loaded with lots of "Neighborhood Watch" eyeballs peering from behind the curtains monitoring the safety of the neighborhood.

Conclusion is they are all pretty darn safe. About as safe as you will get.

i just looked up on the internet for the average cost of a same neighborhood.

$500,000 for a 2 bed home with one bath.

and the part of $150k to pay per year is b.s.

Instead of keeping your future wife from working, you should find a woman with a higher salary than yours. That way you will be able to afford to live in one of those communities.
