I heard pico and 20th has gang crime...is it that much different 14 blocks away?

being that close to the coast, you'll be fine. my only concern with living in that area is the proximity to the high school.

When I lived at a place at 11th and pico in Santa Monica, the biggest problem I had was with the bums raiding the trash bins at night from the clare foundation thrift store. They would create a huge mess at night rifling through everything and often I would find them sleeping in my assigned parking spot on cushions taken from an old sofa that was thrown away. I was always reluctant to wake the bums up because I thought they would damage my car when I went inside. But it was frustrasting to have reserved parking and not be able to use it either.

wow that sucks..I guess pico is a sh#t hole

Last I heard the clare foundation thrift store is closed, so the immediate neighborhood should be better. But the clare foundation is operates a drug and alcohol rehab center in that area which itself might be contributing to some of the local color.

I liked the rest of the neighborhood. You were pretty close to the freeway. The climate was nice because you were close to the beach. There was a lot of things to do in the area.

But when I moved over to Palms, my rent went down and the neighborhood actually improved.

6th is west of lincoln, which will make a pretty big difference. I wouldn't really compare pico/6th with pico/11th. all the homeless people i see in this area tend to hang out around lincoln because of the bus routes that pass there and the amount of shops along lincoln. as i stated before, your concern with the area in question will be the high school and number of students in the area during school hours. however, if you will be at work during school hours, then there is really no issue. in fact, the high school has a nice track if you are into running/walking.
