Default Agoura, Westlake Village and Thousand Oaks

Hi, First time poster.

I don't think I can afford Calabasas, so I left out. Also, I don't want Oak Park

Can you please discuss the "most desirable" areas for the cities of TO, Agoura, and Westlake Village taking into consideration neighborhood, schools, everything.... I do understand WLV and how its set up with respect to TO by the way.

As an example, I know Westlake High is better than TO and Newbury High. Is Agoura High better than Westlake High? Also, What areas are considered most desirable for each city. I am not a millionaire, so we can exclude high end areas. Lets keep the price ranges to 1M and less for each city.

Lastly whats your impression of Camarillo with respect to TO, Westlake, and Agoura? Better weather? Anything else? thanks sincerely

Where are you going to work?

As far as the characteristics of "desirable", that is hard to answer. For example, and not necessarily mutually exclusive, Would you rather have more land and an older, smaller house? A newer house with lots of upgrades on a smaller lot? Lots of kids in the neighborhood or lots of empty nesters? Mello Roos? HOA OK? Community pool? Any other criteria besides school test scores?

thanks Sir for the response. Ignoring my personal criteria, I am just looking for the most desirable areas in each city. If a neigborhood with older homes & bigger lots is more popular, i would like to know about it since i am not familiar with the cities. Likewise if an area with newer homes on tiny lots is considered in greater demand, which neighborhood is it? thanks

Except for a few older areas and exclusive areas, the neighborhoods from Agoura Hills to Newbury Park are very homogenous. For someone not familiar with the area, most times you'll have no idea which city you are actually in due to similar architecture styles and color schemes among the tract housing and commercial development. Normal 3-4 bedroom homes in this area go for around $750k. The most popular areas will also be the most expensive, with houses easily exceeding $1M. However, there are many, many areas that will have homes in the $700k to $800k range.

There are so many nice areas in your price range (1 million and under) in all 3 of the cities you mentioned.

I love Westlake Village the most but that is my personal preference. I lived in Thousand Oaks and Newbury Park for several years before and loved it. I never lived in Agoura.

Default Foxmoor in WLV

Live now in Morrison Ranch in Agoura Hills, which is a nice neighborhood (875-1.6M), and has a well rated bunch of schools. Ag Hi is different than WLV Hi and probably has more band, music program success as well as national champ cheerleading squads, but sports teams usually lose to WLV. We were in Foxmoor in WLV and you walk to an excellant elementary school in the development. On the door step to Hidden Valley and Sherwood CC ($2MM+) and good neighbors in a late 60's planned community. Prices now about 650-750K....good luck with your search.

I grew up in WLV and went to Lindero/Agoura. Generally, the LVUSD is very good. For WLV, it's split between LA and Ventura County, thus why I went to Agoura and not Westlake (you go to Westlake if you live in the Ventura County side).

TO is very nice, but has its run down areas as well, but still very nice and good schools.

My choice would be first, WLV, then Agoura then TO - given everything is equal.
