A good question, msnorman67. Both kids are in their 20s. My daughter just graduated from college with a Bachelors in Psychology, so she's actively looking for a job - any job at this point. My son is still a full time college student, and he's working part time. Because he's working a full time student, I'm letting him live here rent-free. By the time I actually move, my daughter may have a place of her own, even if it's only a studio half the size of her bedroom. Then I could look for a one bedroom apartment. We'll see what happens.
My budget has increased to $1,300 a month (oh, the pain!). And even that is going to be difficult. So far, I've talked to a guy I work with who lives in Tarzana. He said that Burbank and Etiwanda is pretty good, but I should stay away from apartments on Collins St. This is exactly the kind of insider information I'm looking for.

I lived almost on the corner of Chatsworth and Balboa. My building was small (about 10 units) and was owned by a retired couple. They were cheap so the carpet and some of the hardware was old but they were very good about keeping things in good working condition and replacing anything that got broken. The neighborhood was nice and the biggest problem was graffitti. None of it was gang graffitti though so I think it was bored kids or kids from other neighborhoods (like Reseda) that the nearby theater attracted. There were other, bigger, complexes east of Bablboa as well as west of us up to Zelzah on Chatsworth and even more off Devonshire (the immediate blvd south of Chatsworth). There is a Christmas parade every year on Chatsworth and a Greek festival (in the fall, I think) a few streets down off of Balboa. The Ralphs was in a shopping center about a half a mile away on Zelzah and the post office, Blockbuster and fast food places were there as well. All in all, the neighborhood was very nice and we moved because we bought a house nearby in Winnetka.
If you're doing internet searches for the apartments, the zip code there is 91344. Hope that helps.

I've been looking in the Valley recently, specifically around Northridge, and I didn't find anything decent in that price range.
I found an apartment that was 1395, but it bordered North Hills, had a god awful parking situation, and only one parking space, with a bunch of extra fees. I was actually slightly relieved when my roommate bailed on me.
I imagine it'd be even harder to find something like that in the areas along the 101.
Good luck, and I really hope you find a good place, although I think you'd need at least a budget of 1400 to find a halfway decent place.
Ive got an even better idea. why dont you call the police on your noisy neighbors, document it, and continue to do so. Make the building manager/owner aware of the problem. I have affordable rent and would NEVER ALLOW some neighbor to run me out of my current location. I would deal with the real problem instead of running away from it and chancing an undesired move.

Unfortunately, the troublesome neighbors ARE the managers .....
Yes, the neighbors are the managers, and these people actually have the keys to my apartment! Of course, if anything went missing, they're the first people I'd point a finger at, but proving that they did it is something else entirely.
The owner doesn't care. He'd be thrilled if I moved, since I'm paying only $1,035 for a two-bedroom.
There comes a point when it's just not worth it to stay, no matter how much I've been saving on rent. My sanity is at stake here; I've been seriously depressed and sleep-deprived for over 2 1/2 years now. I was originally going to stay here until both of my kids moved out, but that's not possible.

One of my good friends was able to move from Van Nuys to Sherman Oaks because of the rents coming down in the Valley as a whole, and he certainly likes the neighborhood 1000% better!

Yes, that's a pretty good neighborhood BUT Sandy's drive to work will be substantially longer if she heads west to work Going west on Balboa, Reseda, Van Nuys, Woodley can be a nightmare at rush hour.
