If I read the OP correctly, air quality is another requirement. And since walk-ability and close to the gold line were desirable, I don't think "hella-expensive" cars are the problem.

I traveled a lot in SoCal and I will cosign on Fullerton too. I know this is about a 40 min drive from Pasadena but Diamond bar, Fullerton, Brea, Yorbalinda are all good, clean, areas to raise a family from what I can tell. There are a lot of Asians in those areas too and quite frankly they are very competitive when it comes to education.

If you want the hole downtown landscape+affordable homes Fullerton is the best bet, I LIVED there as well as in some of the surrounding areas.

You are assuming he makes that. Perhaps he has a large down payment for his home.
Some people actually put 50% down.

OK - if (s)he is putting 50% down, (s)he wouldn't be concerned about losing the job etc. The poster would have come out with it by saying cash pays, I have X - vs talking about affordability and fear of a job loss for FOUR YEARS.

This is a troll, as evidenced by the title of this thread and the outrageous figures in the OP. If it's not, with a budget of $900k - $1.2M, I would be looking at beach areas, perhaps Huntington or Newport.
