Default Looking for a place to live near Burbank/Toluca Lake

Going on a year-long client contract in Toluca Lake/Burbank/Studio City area. Looking for a nice, clean 1br1ba apartment nearby for under $1600 (unfurnished) or $2000 (furnished). I've been using rent.com and apartments.com for pictures and then apartmentratings.com for reviews... only got L'Estancia and Oakwood @ Toluca so far. Can anyone recommend a great place for a corporate stay on a budget?

Needs: W/D in-unit, A/C, secure parking. Bonus: paid utils

I'm not sure how much it costs, but the Oakwood in Burbank (on Barham) might be what you need.

I've found something you might like. It's right up your alley and it looks nice.
1725 Grismer Avenue in Burbank, CA

I also found these listings at Yahoo! Real Estate. Really great apartment search site. You can look around the neighborhood and everything to see if it's legit.

the house next door to me is for rent.....it's listed on Westside Rentals. It's 1595 for a 2 bedroom house near the airport, uncluding utilies.....the woman who lived there died and the kids are renting it out. A guy rent a place in the back, he comes with it...he keeps to himself, keeps the grass green, nice guy.
Check out Westside rentals, tell them your interested in the one on Pass Ave.
