Default Up and coming LA Neighborhoods

So what zip codes are up and coming in LA county but mostly LA proper? Are there neighborhoods that families who have decent middle incomes (household income = 125-150k range) are migrating to? I don't mind if it's a fringe neighborhood just that it is seeing some positive movement.

Also, can someone give me the zip codes for Highland Park and Eagle Rock?

Hopefully this is enough info. If not, I'm sure you'll let me know...

I've noticed alot of young people moving into Van Nuys... not sure how much its improved though.

I agree. Van Nuys and North Hollywood are the places where people most often land when the relocate to LA area. So you may consider these up and coming areas.

As far as areas where families with decent incomes are migrating to, I have to say its still Sherman Oaks, and Glendale but most of those moving here are from other countries (Iran, Armenia, Russia, etc.) and not transplanted Americans. But these are already established areas and cannot be considered "Up and coming".

For Highland Park and Eagle Rock zip codes just Google it.

i don't have kids, but if i did, i highly doubt that i would ever consider sending them to a school in an up and coming neighborhood, especially in LA unified. up and coming in LA usually means that the white population is increasing from <10% to maybe 25%. Not that there is anything wrong with neighborhoods that lack white people, but they do tend to be the more poor and crime ridden areas of LA. of course these neighborhoods also have plenty of geniunely good people, but there are enough bad apples to keep me away if/when i have kids.

Yep. Many people who are priced out of Encino and Tarzana seem to be moving into Van Nuys and Lake Balboa (which is really Van Nuys). Got this from some realtor friends who specialize in the Sherman Oaks area. Said that lot of people moving to LA from other parts of the country are moving into these areas. Remember, Van Nuys begins on the north side of Burbank Blvd from I beleive White Oak to the west all the way to Coldwater Canyon to the east.

Trust me, it not a great place by any means. That said, its really not all that bad either. The further South you stay, the better.

i have noticed that the majority of transpalnts that i have come across DO land in NH and other parts of the valley!

doesnt nec. mean these areas are up and coming, but it does make me wonder about the appeal.

is the central city to dense? to gritty? are the closer to the industry by being up in the valley?
makes me

as for up and coming. i say Highland Park, eagle rock, and east LA once the metro is running.

Eagle Rock: 90041
Highland Park: 90042

Eagle Rock's probably too far gentrified to be considered "up and coming" anymore. It's pretty much just nice now. (With the exception of a few streets here and there.)

Highland Park's definitely gentrifying some (depends on the block), though the economy has probably slowed that down some, and unlike many other areas, the gangs (Los Aves) are so entrenched there it will likely never become "the next Silver Lake." The conventional wisdom is stay north of York

Echo Park's a hipster bastion. Boyle Heights and Van Nuys are slowly showing a few signs of making a move upward, though they're still mostly pretty rough (and I think Van Nuys is one of the ugliest places around).
