^^^ Yep, rents are starting to come down quite a bit. I have been looking lately and in many areas, even good areas like Studio City, Sherman Oaks, etc., you can find rent rates that I didn't know existed.

I am seeing places rent for $1.25 a foot and less. Found a place in a good area of Studio City the other day, 1,300 sq. ft. for $1,595 a month. I'm paying almost that for less than 900 sq. ft. in West LA, and it isn't nearly as nice as the Studio City apartment. At the same price per foot, my place should be going for about $1,100.

Cal State Northridge is not far from Santa Clarita. The Porter Ranch area of Northridge is pretty nice, and much of neighboring Chatsworth is pretty nice. Things get worse on the valley floor and it is worse the closer you get to the center of the valley.

If you like a country atmosphere, you might consider some of the communities along the 14 toward Palmdale such as Acton and Agua Dulce. Also, have you actually checked out Palmdale and Lancaster for yourself? Generally, the western side is a lot nicer. I think you'd be really impressed with Rancho Vista in Palmdale which is new and nice and really affordable now.
