( I would like to be as far from the gang-banging activity as possible. I am not stupid I know that there will be gangs in the valley to.. I just don't want to be in the thick of it)

I suggest finding somewhere else i have lived here for over 12 years and there are ALOT of gangs. Home invasion robberies are more likely because the streets do not have adequate lighting. But if you have money and can move to areas such as Sherman Oaks, Burbank etc. These will not be as big a worry. Good Luck hope not to scre you off but it is expensive to live out here and the areas not as safe.

Also, if you have children run as far away as you can. What many don;t know is that the San Fernando Valley is a major hot bed for housing of sex offenders from pedophiles, to rapists check the police station stats. I used to work in a facility for adolescent boys (most sex offenders) and we had a presenter who brought in data of sex offenders in California each dot on the map represented a offender in the SFV lets just say if it was Rudolphs nose Santa would have no problems in fact he may be blinded.

I lived the last 20 years in the San Fernando Valley..before that I was up in Big Tujunga Cyn.--that was beautiful. But no homes for sale or rent to speak of. Very limited. For schools and personal safety I would have to agree that La Canada or La Cresenta would definately be your best bet. The towns are in the foothills and still fairly quaint. Montrose is also in that area and a nice little town. Very clean and well kept areas. Great police activity. Not far from any of the places mentioned as far as work or school.

In terms of the LAUSD schools in the SFV, I heard people tend to prefer El Camino Real (5440 Valley Circle Boulevard).

A bit of West Hills in the city of Los Angeles is in Las Virgenes USD, NOT LAUSD (this is the only nonLAUSD section of LA).

Personally, I would have it set so that residents of the section could choose between LVUSD and LAUSD.

and forget the condos and apts all over the place. with the city of LA approving more highrise apts,condos whats happening in north hollywood area around magnolia/lankershim is heading west.

It seems every available square inch of the SF Valley is being turned into apts or condos. Every square inch!!! There are always places being torn down and replaced by them. The big problem is that many of these condos or apts are for low income living. Low income living often leads to problem areas. They look nice for about 6 months max then they start looking like the barrio. If you get a bit more to the South side of the Valley it isn't quite as bad but it won't be long before it gets that way too at this rate!!

hey i am near magnolia/lankershim the brilliant city officials have decided to build higher apt complexes everywhere now with condos as well. this should be fun can't wait to leave. i was barly 8 years old when i moved to this area in late 1978 left in 1993 and unfortunaly came back to LA same area and a few others in 1998. its so cogested and crowded now it almost to much. love to see when all these apt open up. like thousand of them. my mom/dad did not move back we all left at the same time on oct 1 1993. this time when i leave LA won't be coming back only to visit friends,family.

SFV has been my home for my entire life, and will always have a special place in my heart.

That said, I'm planning to move to a more affordable, less crowded, and probably safer area. Many have already made the accurate comment about the various regions of the SFV. There is an invisible line that goes north from Devonshire, west of Topanga, and south of Ventura. Basically if you are hugging the mountains you are in a more affluent and "nice" neighborhood.

Housing on the low end is 450-600k, and I consistantly see 900k-1mil homes being built in not so great neighborhoods. Renting ranges from 900-1200 for studio/single bedroom apartments to 1600-2k for condos/multibedroom rentals. Many homes lack yards of any significant size, and most open areas of the valley are being developed. Pools, however, are very common.

SFV is very dirty. Trash, graffiti, smog, and other eye sores are scattered throughout the valley. Every single day I can walk outside to see fresh graffiti, empty bottles, butts, and other random bits of trash. Ironically, I often fail to see all of the surrounding mountains do to smog. I do belive, however, that downtown LA, Hollywood, and other parts of the county are worse.

As far as gangs go I'm fairly ignorant. I don't go into certain areas at night, and others I don't even bother going to at all. I see a **** ton of wana be thugs who often break under the first sign of authority. I also, as stated, don't venture forth into area where I know there is a violently strong gang openly in power. I follow the don't ask don't tell policy for many people in LA.

With all that negative stuff aside I really enjoy my home. I'm overly biased because I haven't lived anywhere else, but I have seen most of this country. SFV has access to anything the world has to offer. There are tons of diverse cultures that provide very entertaining experiences. The beach, major theme parks, and more are just a drive away--in traffic but still it's there. I recommend that you find a nice pocket in the SFV, and enjoy what LA county has to offer. It won't be cheap, but it will be nice. I don't know for how long, but the valley has at least another 10-15 years before it is a total **** hole.

Oh yeah the schools. I went to LAUSDuh! K-12, and then went to a local community college to learn what they didn't teach me. It's not like I'm a bad student. I graduated with high honors and a 3.75 GPA, but still had to take remedial English at Pierce College. If you have kids, then put them in a private or charter school. Even from the teaching perspective, I'm in the teaching credential program at CSUN, LAUSD is not a good educational environment. Teachers, students, adminstration, and parents are in a consistant blame game, and no one gives a **** about education. CSUN and Pierce, however, are great higher educational schools.

Try any residential apartment close to or on the South side of Ventura Blvd.
South of Ventura Blvd is almost a different world from my perspective.
