How are the tax rates for Valencia, Ca and the Santa Clarita, Ca greater areas? Are Mello Roos pretty much on everyhouse? On a house that is $350k, what would you guess the tax, mello roos and hoa to total?

Go to Find All the Homes for Sale & Experienced Real Estate Agents | Redfin and find a home. It will show the mello roos, the HOA and the property taxes (based on the assessed value - which may be significantly higher than what you'd pay if you bought that home.)

As far as mello roos go, they can vary quite a bit, from nothing to huge fees. It depends completely on the neighborhood where the house is. My friend recently bought a new house, and while he was looking the mello roos on one house in Saugus was 800/month.

Yes, and there was another attack on McBean a couple weeks back. This is a nice place and can lull you into a little bit of complacency, but the bottom line is you are still right next door to a whole big bunch of third-world sub-human scum.
