Chino Hills for a Family?
I'm doing some research to find an affordable neighborhood to buy a home, with great public schools.
Chino Hills is jumping out at me, because there seem to be lots of newish homes available for around $300K and the schools are excellent. The seems a rare find, compared to other places nearby.
Given the great schools, why is it so inexpensive? Is it because it is outside of LA County? Or is there something else I am missing?

The Inland Empire is just generally considered less desireable due to being farther inland where the temperatures and smog can be worse. It is farther from jobs in L.A. and OC too. I have heard that you can sometimes get a smell of cows from the valley area just east of Chino Hills, but many seem to really like the area that do live there. It is a newer and safe area with good schools.

Yes, that is what I suspected. How about access to a Metrolink station? Is looks like it would be a 15-20 minutes drive from Chino Hills to the nearest station. Does that sound right?

About right from southern Chino Hills, to West Corona station. Sometimes there can be a little back up on the 71 at the 91 though. West Corona station is served by the 91 Line and Inland Empire-OC Line.

Chino Hills have a lot of CFDs or Mello Roos. A lot of the newer homes have CFDs of over 1,000 dollars a year, for the next 20-30 years. Check mytaxcollector.com to find out more about the property taxes in Chino Hills. I looked into Chino Hills because of the good schools and newer feel. However, the high property taxes in the area made me think twice about Chino Hills.
