Default Cheviot Hills/Rancho Park

Looking for opinions/thoughts from those who live or have lived in these areas. I took a drive through the homes south of Pico near Overland and Manning, and was quite impressed by the "homey" feel that many of the streets had. Seems like a fairly quiet area with lots of families, plus the homes reminded me alot of the Los Feliz area (older, cottage-like feel, not alot of new construction post-modern homes that stick out like a sore thumb). Seems like Overland Elementary is rated fairly high as a LAUSD school.

Just looking for general opinions on the area.

Pretty much like Culver City or Mar Vista both nearby. I think that area's suffered from heavy "family flight" because it's LAUSD (as has MV). It's also overpriced because of being closer to Westwood and Beverly Hills.

I've known people who lived around there, seems to me to be mostly elderly people
