Yes, we are about 5 miles from the Gulf of Mexico, lovely beaches with warm, clear ( most of the time) water. I haven't really had time to make friends, first it was looking for a home to buy, and we take our son to speech, O.t. and P.T. 2 x;s a week and then having another baby it has been a crazy, hectic year. Maybe that is part of it. You are right and you remind me of part of the excitement I had of moving out here. I wanted to have a change and explore all the east has to offer, Vermont, Maine, NY and everything else. You have helped me to feel better about my current situation. I am aware and worried that part of my desire and fantasy to be in Calif. is part of the whole grass is greener syndrome and things are often sweeter in memory than in reality.
I will enjoy and appreciate where I am now and where I will be in the future, we are blessed with 2 beautiful angels and we have food and a roof over our heads, health coverage for the kids, what more can I ask for right.
Thank you = )

Coastal California housing is still rather inflated in relation to local incomes, over the last 6-months or so things have gotten pretty odd. There is not much up for sale and anything that is put up and reasonably priced (say 20% or so off peak) gets bids pretty quickly.

Its rather interesting, some inland cities with higher median household incomes (e.g., Temecula) have house prices that are around 50~60% less than in Ventura County. Anything is possible, but its hard to see how prices in Ventura country (or Coastal California in general) are going to hold up over the next few years.

In terms of waiting for Florida's market to "recover"....good luck with that.

To the original question: Is Ventura County still a great place? Yes, better than ever, IMO. Will admit to being partial to west Ventura County -- Santa Paula, Ventura, Oxnard, Port Hueneme....

It is probably the best time to get into real estate and invest while the prices are still low. Signs of life in the recently booming California Real Estate market has been seen by real estate experts. With property prices low, California is more affordable right now than ever and this is excellent news for those of you who are looking to pay less for a property or considering to invest in real estate. Using the right metrics based on the regular analysis gives an exact picture which can help make better Home buying decisions. Identifying the right market & finding the best property holds the key to success. In fact there is a tool through which you can research, compare & identify best places to invest. Look into SmartZip - About for more information.

Jjeska, it typically takes 3 years to re-adjust to a new move and feel like you belong in that new place. Once you get out and meet new people you'll feel much better. It doesn't sound like you've been in FL long enough to really make a fair comparison. Missing family and loved ones must always be a consideration before you move far away. Give it some time. As they say, "bloom where you are planted"!

If the nag to move back to CA never goes away after giving it a fair shot, you just may end up back in CA. My advice would be to find a place you can hunker down for the duration of your children's primary education. There is nothing worse than bouncing kids around from school to school especially when the parents can't make a sound decision. Best of luck!

I also love that photo of Ventura from the fairgrounds. What a beautiful day! Now it's making me miss Ventura!
