Default First time buyer in Reseda, which is better you think: auction, short sale, REO with high downpayment?

I am planning to purchase a home with about 60-80% down ($220,000+) in Reseda. I can't qualify for a loan easily as I am self-employed for less than 2 years but a credit score of over 800! A broker was able to pre-qualify me with a $6000 origination fee and 5.5%. I am looking at a price range of around $300,000, preferably 3bd, 2bth. What is my best option: short sale, auction, REO or something else in Reseda? I appreciate your comments
