Please help me understand home buyers
There is a new development in Canoga Park called "The Grove on Saticoy"
Eight brand new houses were built on a small patch of land with a security gate in a little circle.
The houses are all two story and from the outside look lovely. But.......
Houses are way too close, they are on Saticoy between Desoto and Canoga.
BAD part of town. I would never walk near there even in the daylight.
And the kicker is they are asking in the upper $700's. Ha!!!
My question is....who? Who in their right mind would ever consider buying a brand new expensive home in this area ? It is right across section 8 apartments and a taco truck is right outside of the gate along with trash and heavy traffic(people and cars)
and the lovely shopping carts that are dumped all over this area.
Who would buy there?

People who are desperate to live in SoCal... Oh, wait a minute, that was about 2 years ago, when a shack with holes in the walls sold for $650K.
I would think currently with the way the market is, those houses will sit and maybe a bad investment for the developer.

The people who'd buy those houses are people who couldn't afford to buy a similar house at $900K-1M in a nice neighborhood. I'd rather to out of state and buy a better house in a nice neighborhood for 1/2 that or less.

When I was looking for a home here in Florida one of the things that FELT (rather then thought about) was what the neighborhood was like while getting to the house...if I got that fearful or yucky feeling then I didn't want to live there, my realtor said that these houses that are built in the middle of nasty places, no matter how nice they are, the nasty drags them down...
I had a feeling when I drove in this neighborhood, I loved it and knew I wanted to live here, I FELT it.
I looked at every house for sale in the area...I finally found one that felt like home...I saw myself living here...and we have now for 5 years...I have never regretted the purchase AND its doubled in value in that time as well.

The people most likely to buy those homes would be local business owners, the same type of people that purchased the homes a little farther west on the south side of Saticoy.
Instead of spending two hours on the freeway, they can stay longer at the business and be home in a few minutes. At least the homes are behind the gate. A lot of accidents and acts of vandalism occur on Saticoy.

Grew up in the homes NW of Fallbrook and Saticoy. These hodge podge housing tracks are everywhere: At the old west park hospital at the NE corner of Farralone and Roscoe and at the old ranch house at the NE corner of Saticoy and Woodlake.
That neighborhood mentioned at the start of the thread is about three blocks from the Canoga Park Alabama gang, one of worst in LA according the LAPD.

I am a Realtor in So Cal............ my suggestion to ANYONE thinking about buying a house ANYWHERE:
Find your house and DRIVE BY the property when the sun goes down.
Funny things sometimes happen in the BEST "looking" places when it gets dark.. hang out for a while... drive around.... can't tell you how many people have decided AGAINST a property by doing just this.

This is a post from earlier in the year I just had to respond to. Funny thing... those "patio homes" have sprung up all over the valleys. Big gigantic homes crammed together in a gated cul de sac. They start at $700,000. Someone's buying them.
The houses are close together because it's kinda of like townhouse living. The little grouping of houses are organized as condo like with the HOA fees.
The owner may have a small patio in the back but not a full yard. Sometimes the homes actually touch. Inside the homes are enormous. Who would live there? People who like what I call and "indoor life".

The Grove at Saticoy There's demand for everything. Those are really nice homes by the way. Somebody has to start re-developing a bad area and what's better than corporations that can afford to lose. Also, $700Ks for those homes are not that bad, even though is in a not-too-good of an area, they are still in a gated community.
