Hello- I've just relocated to LA, and any advice you have is greatly appreciated!

I am looking to rent a space to live and work out of.
I am in the music industry and will do some mixing in this space- as such, a standalone building is preferred (the quieter the area, the better).

My budget is $1,600 - $1,700 per month, and I am looking around Burbank, Studio City, Hollywood areas.

I'd prefer central air for my clients, and the larger the work room is, the better.

Any places to look, or advice on what to look for would be very helpful!

Hey Mike - there are live-work lofts in Los Angeles around Hollywood. I looked at rents for those several months ago and they were in the $2k+/month ballpark if I remember right. Burbank/Studio City would be cheaper...i don't know what's there. But the term I've seen thrown around is live-work lofts. Check westside rentals and craigslist.

Your budget is too low. You can find a lot of sound rooms in Burbank that can be rented. (There are various schemes for renting sound rooms -- by the hour, by the month, etc.) You could possibly find a house with a sound room but I guarantee the rent will be much higher than what you want.

Otherwise, housing out here is very dense and neighbors are bound to be annoyed if you play music at all hours of the day and night and if the music is really loud. You really need to rent something that's been soundproofed. The only place that I know that has a lot of soundproofed rooms is Burbank and the surrounding area.

When you look for a place, look for "sound room" or "soundproof room." Lots of people who work in audio have them.

Hi Mike,

Maybe check out around North Hollywood too, in the areas that are more industrial you'll find a lot of movie prop houses, entertainment companies, etc.

Also on San Fernando Rd. close to Eagle Rock there are sometimes cool live/work places. You just really have to look, like get out there and drive around. You probably won't find very much checking the listings.
