Hi there,

I've been scouring the forum for info and there's so much great stuff here. I'm currently renting in Glendale, but looking to buy a Condo in Sherman Oaks or Studio City. I was alarmed/grateful to just read on here about the Old Tujunga Wash that runs down Moorpark, as there are a few properties on my list to check out that are on Moorpark.

Does anyone know the specific boundaries of where this Tujunga Wash poses structural threats to the buildings?

Are there any other pitfalls one should be aware of in this area?

I have an 18 month old son and another baby on the way, so safety (earthquake as well as crime) is tops on my priority list.

It mind so like a cliche but it's hard to go wrong buying in Sherman Oaks/Studio City. Your specific question is a bit tecnhical and I am not an engineer. That said, I'd imagine the greater danger would be the POTENTIAL for flooding, not structural.

I would try talking to some good realtors that know the area as a starting point. I'd also ask about individual building's HOA/Insurance policies that may or may not insure against natural disasters. Some buildings are insured, others are not.

I would say from Van Nuys blvd on the west to about Coldwater Canyon is where the liquid faction will be the most severe. I looked into this years back before I bought in Sherman Oaks. I have a place on Dickens that I have tenants in.

There are a lot of condos on Willis just north of Ventura Blvd that you should also look at.

Thanks for your responses. We had a great time exploring both cities today. Even more lovely than expected. Lots of great places on Dickens in Sherman Oaks. I will be checking out Willis ave, Lao. Thanks.
