I'm still thinking about where to live with a new job coming soon in Culver City, off Venice. My budget is $2000- 2300 for a 2/2 with a good elementery school for my child. Looking for a family, safe area. Palms, Mar Vista, Playa Vista, Mid Wilshire and Hancock Park are my areas, I will be looking into.

Any thoughts on these area?
How's the commute between Hancock Park - Culver ?

hancock park would be a pretty easy commute. you could take highland to la brea to washington without ever needing to get on the freeway. i would guess in terrible traffic you'd be looking at 30 minutes or so, depending on which part of culver city you'll be commuting to. mar vista and palms would definitely be closer, you'll just have to see which schools you think are the best bet for your little one. culver city might actually be your best option.

Thanks. Besides a safe and family oriented neighborhood, a good public elementary school is important. Any thoughts on theses?

Mar Vista Elementary

El Marino Elementary - Culver West?

Overland Avenue Elementary - Palms

Clover Avenue Elementary- Palms

Playa Del Rey Elementary

I will be working near Venice Blvd. and Main St. (downtown)

A great shortcut would also be Hauser to Venice or Washington or Jefferson (avoiding the traffic on Highland and La Brea if possible)

El Marino is the best of those mentioned. At least you'll be able to send your kids to middle school and high school if you send them there. Those others you mentioned are in LAUSD. The middle schools and high schools are pretty wretched in LAUSD.

Linwood Howe's much closer to where you'll be working. La Ballona's considered a better elementary school than Lin Howe, however, and it would be closer to where you'll be working than any of the schools you named.

I'd shy away from the areas west of the 405 as they'd be too problematic when it comes to traffic.
