My husband is trying to decide between 2 jobs - one in Torrance (ucla harbor) and the other in Irvine. Would love to hear thoughts on comparing the two areas. Schools are very important but would also like to hear about the differences between the 2 areas - looking particularly at PV, hermosa and redondo beach. We can spend about 800k on a house but would likely rent first. Thanks in advance

PV is scenic, pretty, coastal, and has a lot of old money. Irvine is cookie cutter, inland, and middle class for the most part. PV is far from the freeway and Irvine borders it. Schools are very good in both areas.

PV as a whole is more expensive than irvine. I'm not sure there's a decent house under $1M on the whole peninsula. With $800k, you should have a pretty good selection of homes to choose from in Irvine. However, Torrance also has good schools and once you get off "the hill", home prices drop considerably. Redondo may also be in your price range, but do your research, there are some crummy areas of Redondo.

If family life was the only consideration, I'd choose Irvine or any of the nicer areas of OC in a heartbeat. Not only do you have more spacious & modern homes in the sub-$1M range but you've got a larger field of great public schools to choose from even if you don't choose to reside in the confines of Irvine Unified. However PV is great because it's still close enough to Downtown, so if your husband wants to find another position you & your family won't be uprooted. Also, I'm not sure on your career situation, but the proximity to LA makes it easier to find employment & business opportunities.

5 current MLS listings, all in Rancho Palos Verdes(not Palos Verdes estates) for SFR under $800K. All but one are under 1500sq ft.
