People understand that people own houses. I think the point of contention here is what they are charging you. They have to be able to cover their mortgage. Do you even know if they own the place? Perhaps it's you that trusts them and they are merely giving you the illusion that you should.

I have gotten deals in the past where I lived in nice houses owned by relatively wealthy people (doctors, lawyers, pilots etc...) in safe and very nice neighborhoods for $400 all utilities included... It wasnt in BH though. Some people would NEVER advertise their house online, but would instead go through listings by individuals looking for a place and get in touch with you, if they are interested. I always post something about me, a skill that may catch their attention... I would then discuss the price and if lucky, get them to lower the rent. They are interested in letting a trusthworthy person in, with an interesting BG, life story and skills. Most of those I encountered were people I could easily google because they were in the news and there were pictures of them all over the internet. And they certainly owned their place!
thank you all for your input... I guess I should not have written "I got an offer" but instead "I discussed the rent and offered to pay..." and still I am concerned if it is not expensive.

Where do you advertise yourself in order to obtain such deals? Craigslist? Local newspapers? Thanks.

"Looking for a place for a family of 8. Would like to be near the beach, in a safe area with good schools. I can afford to pay $1,200 a month."

Do you mean like that? Just post something and something will come up? That sounds cool. So does anyone want to rent me a place? Anyone?

(I can afford to go a little higheer if needed.)

Family of 8 ?!?!?!

And not only a family of 8, looking for good schools, near the beach, and can only pay $1,200 a month?!? Hey I want a brand new Ferrari for $10,000 and as many estates as people will sell me in the golden triangle i.e. Holmby Hills/Bel Air/Beverly Hills/SaMo N. of Montana/Malibu, Hancock Park, San Marino etc. for $100K a piece, but I doubt putting up such ads is going to land me any of those...

loooooooooooooooooooollll!!!
No it does not work like that my dear ...
Rule number 1: You ve got to be by yourself
No couple, single mom with kids, or any other relatives...
Rule number 2: Market yourself
What is your BG? List your skills, personality and whatever would make of you a nice roommate. Then post your price. If it is $300 but someone contacts you with a 2X expensive offer, then there is something about your ad that caught their attention. Market yourself and discuss the rent... It might work or not, but you would never know until you try...

Oh that is OK, We already have a place up here in Oxnard.

For those that didn't get it, I was joking. (Not about the family of 8 part.)

When I posted I wrote it to sound like an example, hence the "Do you mean like that?" The op stated that you need to write something about yourself and that you are looking for a place. As an example I wrote about my situation and posted it as an example. For those that didn't get it I am sorry you missed the joke. Now that you know please read it again. LOL
