Wellman Realty controlled all the apartments in santa monica with this 'finders' fee scheme. This went on for years and years until the de-control laws came marching in.

I personally know landlords who don't work with agencies, so they aren't receiving any fees at all from the agencies part. But when someone sent by any agency come at their door, of course they can't just deny their applications, because you don't just do such a thing. So, the agencies take the money and the landlord doesn't.

At the time let me tell you. i drove up and down every street time and time again looking for a SM apt. I read the papers, pre internet, look EVERYWHERE and all roads lead me to WELLMAN REALTY. There was never a For rent sign anywhere, i mean never ever! It was so well organized it was nuts. I dont regret paying the money since at the time i had it but still do i think the process was fair, NO!. Did i feel i had a choice no.
Props to the old time apartment manager that dont use agencies.. btw where did all the blacks and mexicans go? They are all gone somehow.

Yeah you regret paying the money. Either that or your view of reality is lopsided. How can in the same thread then claim to want to charge someone else for this fee which YOU initially agreed to?

Yeah, the landlords I know are private owners, not companies and do not advertise with agencies. For real. But you have to find the one who has a vacancy at the time you're looking for it.

10 years ago it was impossible to find an advertised apartment for rent.
The private owners are sometimes good like you say. But that is all about timing and who you know kind of thing.

oldskoul got a point . you need to know the history of venice/ santa monica b4 your start talking about poor landlords.. venice santa monica was 60% Mexican fisherman 30 % white and the rest is black. where are all those people. let me think someone offered them money to move ...dah ..you need to be here and experience what is like to rent in santa monica. I am not going to give my landlord a free ride to wealth no matter how your jugment about me will be. because I know and I been seeing what is going on for 15 years.. some one said here . people like me will never buy there own. why do I need to buy if I pay only $$ for 2br and I can stay here as long as I can , that is reality that rent control landlords need to know as well as you .

Cite which law was broken, and when.

No, according to you, that's "just business" right?

Tables are turned where? You havent turned tables on anyone but yourself if you think your shadey business scheme is good for anyone but yourself.

Tell me, as a nonpartisan 3rd party how do I gain anything (except a loathing disrespect for human scum everywhere) by your swindling ways?

Everyone gains. Renters who would not be able to move get to move on and landlord doubles the rent.
BOTH parties gain! In addition to that the building gets to take a good tax write off to boot. Dont use the word petty for some renters $15K is a lot of money, and double rents are not 'petty' either. This is not one sided 'self advancement'. According to your Republican thought theories this raises society beacuse rents go higher and renters now are brought to a market level rent or home purchase somewhere else.

This is one of the silliest statements I've read in a while. First off, you don't have any clue about my political affiliation. But I suppose many people with minuscule thinking apparatuses can only comprehend a two party system (and allow me to further assert that those kinds of individuals probably don't know what either are about anyways).
Good luck man! You're gonna need it!

This is a concept that you seem to have difficulty grasping. Please tell me you are not a business major... If you don't get it by now - there's no point explaining.
