You are lucky that your tenant is at least paying you and also paid the $500 you asked for, I have a tenant who moved in 2 months ago, bounced the first month rent, hasn't paid a penny since moving in, tells me apartment is illegal so she doesn't have to pay, and on top of that called cops on me twice as if I am a criminal. So be thankful at least your tenant is loyal and paying on time, try to look at your tenant's positive side he/she is way better than mine.

I hope the tenant sues you for all you're worth. I can't believe you had the nerve to use the phrase "took advantage of my kindness." What does that involve? You leaving him in the lurch when his house was flooding and then being appalled at how much money it was (I probably would've billed for at least 5,000 in damages including the stuff that must've been destroyed)? You putting him in a dangerous and illegal unit without telling him?
