Zachary versus Denham Springs...What to do??
Can anyone comment on where we should buy. We are relocating for four years only and have a four and five year old. Willing to pay in 200 -250 K area.
School district quality and an area where home would appreciate reasonably over the four years we need to be there and is very important. Are either of these areas overbuilt so we could catch a bargain? Realtors still say the market is hot in both these areas, but they always sat that.

Well, the realtors are right in this case
Both areas have equally good schools and are desirable locations. I would say look for your best deal to help you decide between the two. Good luck!

Denham has many more issues with sprawl. Zachary is starting to become that way, but it's still easier to get into downtown BR.

Im not familiar with Zachary but I can tell you in Denham you may spend 250k and pass a trailor park or two on the way to your house. They have the worst developed subdivisions Ive ever seen. The roads are horrible and the traffic is unbelievable. The "schools are the best in the state" well they are just that.......look into our overall state test scores. If you move to Denham get ready to be shocked  by what the natives will wear to walmart..the town is just dirty and poor and downright depressing.

Denham Springs is one of the fastest growing cities in Louisiana.
Are you really surprised what people wear to Wal-Mart? That happens at Wal-Mart stores nationwide, because Wal-Mart caters to people like that. This is why Target is stealing a portion of Wal-Mart's market share in many cities nationwide.

Zachary
I would suggest Zachary, I grew up there and it is a great community. The schools are excellent and are not part of the East Baton Rouge Parish school district, Zachary has it's own community school district and has come in at number one in the state multiple times. Zachary has many different subdivisions and almost ALL areas are VERY nice. The only ones to avoid are North of town off of 19. If you are looking for private schooling the closest schools are in Baton Rouge, others are Central Private and Silliman Institute, but when living in Zachary there is no need for private education, the public schools are just fine.
Look into Central as well. It's a decent area which just got it's own school district.
If you want to be close to the interstate, go for Denham, the interstate doesn't run through Zachary and you will have to take 19 or Plank into Baton Rouge, but it is not a bad drive at all. Both 19 and Plank will get you to the 110, which spurs off of 10.

It appears I am a bit late on responding to this forum, but I would say that from my own personal experience, I would choose Zachary. I grew up in Livingston parish and went to Walker schools all my life. The town of Walker neighbors the town of Denham Springs. I loved going to school there and the people are nice but Zachary broke off into it's own school district a few years back and has had the #1 school district in Louisiana for 3 years now - and Zachary is growing by leaps and bounds. And even though I love my hometown, I find the people in Zachary as a whole are a bit more ambitious than Denham Springs. However, it's all in what you want and your lifestyle. One thing to definitely consider though is the traffic. Zachary is located 13 miles north of Baton Rouge, so you would be traveling against the traffic going to/from work, where as you will be in the bulk of traffic if you live in Denham Springs. ...but no less backwards, IMO.
This thread is a little old, so it might be obsolete at this point, but I wanted to agree with the second to last post before mine. I would look into Central before Zachary or Denham Springs if I had kids.

Can anyone give me information on Progressive Health Center in Zachary? I have a friend needing to go there if it is a good and safe place for treatment. Thanks for any help and honesty.

Is it a clinic or is it connected with Lane Memorial Hospital ? I've never heard of this place.
