Default Babin Cove sudvision in Gonzales - good area to buy?

Hello! I've been looking for information about a particular area that my husband and I are considering a house in and every search seems to lead here, so I though I'd give it a shot!

The house is in the Babin Cove subdivision (Gonzales) on Mindi Ct. The subdivision seems nice and we know it's in a good school district, but that's about all we know. Our realtor says that it's an "up and coming" neighborhood, but she also has a vested interest in selling this particular house because the sellers are waiting to sell before they buy from her. She's a friend of the family that's doing us a favor by helping and has been honest and critical about what we've looked at so far (and has even told us we should wait a few months to buy if we could because of the way the housing market is going), but now that she sees we're interested, she seems to be hurrying things along. Does anyone have any information about that subdivision that might help sway us one way or the other? We want to make sure that buying in this area will be a good investment. I'm sorry to be so vague, but we're very new to this and don't yet have a feel for what questions we need to be asking when it comes to specifics.

Any amount of help will be greatly appreciated!
