Default Got beach? Louisiana ocean/lakefront survey

I have just been looking at some "beach houses" on Grand Isle southwest of New Orleans and it got me thinking. I am over here in Pensacola and we have an old saying that the beaches and water quality extend to Fair Hope, Alabama, and then things get either swampy of dirtier as you go towards and onto the Mississippi gulf coast.

Now, let's be honest. Why does one need sugar white sand and emerald green waters when a good ocean view may be all you want. I grew up on a lake in northern Minnesota that had a narrow brown sand beach. And I know if you want to swim you can put a pontoon raft out in the water and swim off of that if the shore is muddy.

Sooo-anyone out there from Grand Isle or anywhere else on the south Louisiana coast. You, know going over to Cameron and maybe over to Port Arthur/Beaumont. I ain't a'lookin for so-called prime beach front but something that fronts the ocean and is buildable on pilings. Don't even mind if it is inaccessabile during a tidal surge. But is there anything out there that offers open gulf view?

Waterfront is getting rare. Many areas are protected wildlife reserves but there must be private pockets along the south Louisiana coast over into Texas that are not all taken up by oil equipment and shipping facilities.

Tell me where they are? I only want to know about stuff right on the water and with the view. Don't care if it is muddy. Although, I would like some clarity to the water. Also, whatabout areas like Sabine Lake?

I have waterfront on Toledo Bend, but as waterfront (cheaper stuff and undiscovered) is my specialty I am looking at the coast. I would be the type of person that would have cashed into North Padre Island or Galveston about 20 years ago--but it is too late for that.

Picture yourself a retiree who just wants a view and some sea breeze who is willing to relocate--I'll just go to North Toledo Bend--during a hurricane. They are willing to put on swamp boots to walk on something that resembles sand directly on the gulf. That's me. Anything like that in the 200-300K range left?

Let me know. Or just comment on waterfront property as that is my passion.

There is a lot of real estate for sale on all the beaches in Cameron Parish - many new camps are being built and are looking good. Call any realtor in southern LA and they can help you. I would like to advise you that all of the beaches in Cameron except for Martin have high bacteria counts that make them unsafe to swim in at this time. Also, I have never seen the water anywhere near clear on Cameron beaches and I have lived here for more than 30 years. The closer you go to Galveston the better the water quality gets. But even there its nothing compared to clear water and white sand beaches of Florida. Also you need to be careful because some of the beaches in Cameron Parish have a quicksand type of gumbo mud that will suck everything down. Also there are many new codes if you are considering a new build. Check with Cameron Parish Police Jury for newest codes. Hollybeach, Constance Beach and Martin Beach have some nice camps going up. Hollybeach also has an RV park now.

We love Hollybeach. Used to stay there all the time until Rita. The water's brown, the beach is brown, but it's beautiful in it's own sort of way. LOL
I like getting up right before sunrise when we're there. Listening to the birds and the water is just amazing at that time of the morning.

Smile Thanks Margvin and Wendy for beachfront info.

While staying at Toledo Bend I heard some good things about Hollybeach. I heard this from "just plain folk" and not rich folks. I don't mind brown water as I am just looking for view and the sound of the waves. I might walk the sand, but I am not into plunging into the gulf. There might be some bargains, here. I am also thankful to note that mucky quicksand stuff as something to lookout for. On the other hand, it may give you a little more privacy if you had that around your place The day will come when anything on the water, not matter how muddy, will command premium prices. Thanks again. Just goes to prove that our little forum here is tops for getting information. I gave both of you a reputation boost cause my thread is a wee bit exotic and out of the ordinary and I thank you for responding.

We drove down there recently. If you want to get in on some land down there, I suggest you hurry. It seems there have been some developers getting in on the action. They are building some REALLY fancy places out there. You can't even call them cabins. These are HOMES. Nice homes. They're going to be selling for a pretty penny. I'm missing the days of all the hodge podge eccentric looking cabins. Before Rita we stayed out there at least one weekend a month. It was a place for "plain folk" like you said. I hope it doesn't become like some resort place on an ugly beach. LOL
Today is actually the 50th anniversary of Hurricane Audrey.

Whatever you do DO NOT go to Port Arthur, you'd be better off in a place with better air quality, like Baghdad. Just about everyone from Port Arthur who dies, dies from cancer because of all the dangerous fumes from the plants over there, all the kids have athsma, and just about everyone from west port arthur have caught this wierd skin rash from the pollution and they all have bad coughs.
