Hdwell, I am so glad you mentioned Provenance! Since I thought Shreveport proper was out, I didn't even mention it. Provenance is nice, and it even has a neighborhood bank, post office, and pizza eatery. Who wouldn't like to be able to walk just down the street and have all that so conveniently located!? Provenance construction started at a bad time, just before the recession began, so it never lived up to its potential. That, and the fact that people in Shreveport have yet to become progressive enough to understand the beauty of a TND (traditional neighborhood development) like Provenance. Hell, the Shreveport city council just a few years ago couldn't even understand the concept of a mid-rise or high-rise condominium project, so one such project that was planned for south Shreveport had to be redesigned to scrap the multi-floor idea.

But back on the subject, Provenance is nice and I hope it eventually reaches its full potential. The plan was for a fully self-supporting community similar to The Woodlands in the Houston area, and was based on the River Ranch project in Lafayette. Steve Oubre, from the Lafayette River Ranch project, also was a major player in the design of Provenance development. Eventually, the plan for Provenance is to have 10,000 residents and to incorporate at least one community school and recreation areas. The city of Shreveport, which maintains a Class 1 rating, also recently opened a large, new fire station right next to Provenance. I would feel very safe in Provenance.

Out of ALL of Shreveport-Bossier, Provenance is THE ultimate "Stepford" community, hands down.

Ha, yeah, we're northeast of SBC, about two miles from the Arkansas line just below Columbia County, AR. So basically I should be posting on the Arkansas forum, right?

Provenance sounds awesome and actually quite perfect, but our price cap is going to be around $210K, and we need 4 bedrooms, so that's probably out of the question for us.

Although I just told my husband about this one, and his exact words were: "I wonder how much it costs to join the cult." I guess maybe this one is too Stepford for him. haha.

Yeah, I would think that would price you out of Provenance, although I'm not sure how much the townhomes are.

For your price range, it looks like something along the lines of Legacy, Savannah Place, the Stockwell/Lafayette Park area, etc would be a good fit. the further you go into Haughton, the less of these types of neighborhoods you see. It gets more and more rural, so you would need to stay closer to the Bossier City or Shreveport limits to find an area like that.
