mandeville property taxes & insurance costs (New Orleans: for sale, real estate, how much)

trying to figure out how much to budget for the above. which zip codes are best for insurance, for example. I know the old saw about north of I-12, but trying to get some specific neighborhoods--surely it's possible to insure these houses.. and does anyone know the millage rate for Mandeville single family homes? thanks

as for insurance, I'm just wondering how one could know ahead of time whether it's going to be sky high or not (outside of the obvious: slidell waterfront or mandeville 2 blocks from lake..)
