Older, leafy established neighborhood search (Lexington, Louisville: sales, crime, credit)

Hi Louisvillians (sp?)--My wife and I currently live in Baltimore but are seriously considering a move w/ in the next year or so. In a few weeks, we will be flying out to your neck of the woods and visit Knoxville, Louisville and Cincinnati over the course of about a week. I was born and raised in Dallas, Texas and my wife was an Air Force brat (no hometown) and we are looking to settle down and start a family. I have always been a admirer of neighborhoods w/ older homes (well kept, of course) on tree lined streets that are in close proximity to the services that cities have to offer (ie parks, shopping, theaters, entertainment, restaurants, GOLF, et all). With that in mind, are there any areas or neighborhoods that meet that very general description in your seemingly beautiful town? I would say, to further aid anyone helping me, that we are middle class and would be in the 200k range for a home. Further, we aren't big fans of suburban-style, modern day master planned developements, though I can respect people who do appreciate having their space and having a certain feel to the place they call home. I just happen to prefer walkable neighborhoods w/ exposure to a lot of different things.

St. Matthews (inside I-264) is a place you should look. St. Regis Park (just outside of I-264 near Browns Lane & Taylorsville Rd) might get you home too.

A very nice neighborhood off of Poplar Level is Audubon Park. I cut through there on my way home from the zoo and it not only has beautiful homes but is a bird sanctuary as well!

HIGHLANDS HIGHLANDS HIGHLANDS. Enough said, there isn't a neighborhood that can compare in Knoxville for sure, and the Highlands has an eclectic edge and feel not found in Cincy's historic hoods, of which there are many great hoods in that town. Center your search along Bardstown Road, perhaps beginning at the intersection of Bardstown and Trevillian Way and fanning out from there in a two mile radius. 40205 is very safe, dense, historic, and walkable, and located on a beautiful park, Cherokee Park. Explore the park and the roads that circle it, as these are the most glorious tree lined streets. Cherokee Road, Willow ave, Bonnycastle Ave, Everett Ave, Glenmary Ave, and the area around Alta Vista road are my favorites. All of these areas are within minutes of downtown (which is becoming quite active itself) and very safe and well to do.

St Matthews??? There is not much historic about that area except for the heart of St Matthews, which was built in the 1940's mostly and has some nice, well kept homes within walking distances of a myriad of shops and restaurants at the intersection of Lexington and Shelbyville Roads. From this intersection, Frankfort ave is also near. Take this avenue north into the city and you will find a wonderfully quaint neighborhood called Crescent Hill. Some streets to check out include Pennsylvania, Eastover Court, and Peterson. Along Frankforty Avenue are wonderful restaurants, locally owned, upscale and ethnic, local coffee shops, boutiques, and antique stores.


Another area to consider is Old Louisville. While not as well kept as Crescent Hill and the Highlands, it is worth checking out as the neighborhood is making a great comeback. Starting on St James Court, explore a little of the neighborhood and appreciate it is America's largest remaining district of Victorian Mansions. The crime is higher in this area, but it really is not too bad. The problem with the area is there are housing projects located west and east of the neighborhood, so it is sort of a diamond in the rough. This article sums the area very nicely:

The Highlands is chock full of families.... 40205, the upper Highlands, is demographically an "urban suburb" with liberal, diverse families. Look at these numbers and tell me there isn't a lot of families...

Keep in mind that I am moving from Baltimore City, which leads the nation in per capita murders and has a terrible drug crisis. Between it and the D.C. area, which is only about 35 miles away, there were somewheres in the neighborhood of 500 murders last year in a 50 mile radius. Thets the perspective of where I am coming from. W/ that being said, my wife and I have been safely able to navigate this city and enjoy all the great many things it has to offer that are in close proximity for more than five years. Our hope is to find a place where we can reduce the amount of crime that our family is exposed to and not sacrifice too much the conveniences of city life.
