Hello. May be working at the courthosue at 601 W Broadway downtown. Would like to keep rent right around $1000. Obviously lower would be better and have ABSOLUTE ceiling of $1200.

I am looking for something that's close to the courthouse. Either walkable or short car ride. Also, want a modern, high rise apartment building with concrete between units (above, below, and on the sides) or a rental house that's not connected to any others. These conditions are essentially because I play guitar and there will be some noise. Finally, I would like to live in a safe area.

Any suggestions?

I don't think any of the highrises meet your conditions and price range. The only contemporary highrise, depending on how you define highrise, is waterfront park place, but that is more than 1200/month. There's also the crescent center which is newish. There is a smattering of new smaller building "luxury" apartments and condos that have a few people renting them out around downtown and nulu you might like like nulu 310, but I don't know about the walls and you would definitely be getting less bang for your buck. The dwntown highrises are mostly old, though two are undergoing big rennovations. The 800 will be nicer but that is further down the line and I don't know about the walls. And honestly downtown proper is getting better, but it's kind of dead after hours and outside of events, not to mention the fact that most basic amenities you will have to drive to get to, like groceries; the real life of the city is in the neighborhoods. Butchertown, germantown, clifton, and the highlands are the closest residential neighborhoods with detached houses that are a bike ride, a kind of long walk, and a short car trip. From parts of butchertown you could even take a free electric bus with wifi. Old Louisville is nice but is less safe and has few single family homes: Most are chopped up into apartments. 1000 will get you pretty much anything you could possibly want because rent here is cheap.

What about those neighborhoods? Do they have rental houses in that range?

If Old Louisville isn't safe, I don't want to live there. I would be bringing guitar equipment into the house. It needs to be somewhere where they don't have a lot of break-ins.

Also, I might be willing to commute up to 30 minutes by car for the right opportunity. But, if I can't find an apartment with concrete between the walls, a single-family detached house is essentially. I cannot record my music in a standard apartment with drywall due to noise.

I have no idea how many apartments have super sound insulation qualities, I don't play loud guitar though. Rental market on the Indiana side is cheap enough to rent a single family in a middle class area. I don't think you could find a house by that cheap in the safe urban Louisville neighbors.

there are plenty of options for you. i am also the only one that knows about all the highrises here. There are at least 15 buildings over 5 floors in the downtown area plus more that take section 8.

The issue is not finding a highrise in your price range but rather, finding one where you can jam your guitar. You will just have to visit them and ask.

I would think the thickest highrise walla would be in Old Warehouse lofts... Off Broadway Lofts and Glassworks are on the fringe of downtown in developing areas but meet your criteria. Glassworks is in an up and coming part of dt and a 5 min walk to your work.

Several highrises are under renovation at present into luxury apts..the 800, Barrington Place, and the Starks buildings should all have updated units available by next year ( 800 will have a few this fall, that bldg will be awesome when done)

Crescent Centre, The St Francis, and Weissinger-Gaulbert are old staples but not sure of wall thickness.

On main street, the ice house lofts will be done next year with solid concrete walls several feet thick.

The Henry Clay apartments may be an option. Thats an old well built bldg and an awesome location as it is blocks away from Louisvilles soon to be tallest (over 400 ft) residential/hotel highrise which starts construction in 2016.

Thetes tons more, including some rentals in homes near nulu, butchertown, lower highlands, germantown, phoenix hill, and more . Please PM me and I will help you. Dont live 30 mins out in a city as cool as this that is on the move

Weissinger-Gaulbert is a definite possibility. My husband and I lived on the 9th floor, what seems like a million years ago in 2003. The walls, floors, etc were thick concrete. The bathroom was even soundproof. The apartments also have huge windows! If the same people still own it, they are super nice as well.

It was badly needed too. I had a friend who lived @ Barrington in the late 90's and it felt like high rise dorm apartment living back then.
