I found a home that I absolutely love and was recently told that the area is risky. Does anyone have any input on the 40218 area?

My brother's first home outside of our parents house was in that neighborhood and he couldn't wait to relocate once the lease was up. Said that it really depends on the neighborhood, but properties were generally not maintained well. 40218 is very industrial with the GE plant nearby and the main road is Bardstown Rd (Hwy 150). From my experience, the east side of Bardstown Rd is nicer than the western side.

My overall recommendation for any neighborhood is for you to drive to the address of the home you like, then drive around the area - behind your potential house as well as down the street. Do the homes look like neighbors care about their appearance and maintain them, or are they mostly junky looking, or a smattering of both? These days using Google Street View can give you a decent sense of the neighborhood without even having to drive there. Then, use google maps to find the nearest stores and other needs you have that you might frequent as a resident of that neighborhood, go in them and get a feel for what the people are like that you might see each time you went into those stores.

I think that's fair. The area isn't all bad, and even that "bad " areas are not dangerous, but a few blocks have homes not cared for like they should be. Also a few scattered drug issues, not much violent crime. Basically an older, inner ring "suburb." There's also some REALLY nice 1960s ranches, etc at a very good price.

I looked at apartments in that area and I would not freely pick that area of Louisville. Definitely not the worst part of the city but not one I'd pick. Especially near the Watterson and the Wal-Mart on Bashford Manor, I just don't like the area for purchasing property.

Personally I like the area on Poplar Level Rd North of the Watterson better if one is looking for an affordable neighborhood.

It's amazing how much of a barrier the Waterson is there. I think eventually the area just across it would have a chance of catching the spillover except the huge amount of the really cheap and section 8 apartments. That said it seems like it's a good area for potential growth. Costco wouldn't put a store there if they had a negative outlook on the area and places like Starbucks don't seem to want to go into down markets. The budget motel is under new ownership and it seems like you hear less about criminal incidents there which is a huge boon for the area. It's also a great area if you like international food and is super close to a russian, nepali, and arab groceries as well as the bosnian bakery and various arab coffee cafes and a cuban restaurant.

Honestly Buechel is NOT a bad area, especially NORTH of Bardstown Rd. It's a very international flai neighborhood.

The seediest area is clearly around Turtle Creek apartments, off Goldsmith between Bardstown and Newburg. What you have there is some of the punks/thugs who live in the nearby Newburg suburb traveling back and forth between there and Goldsmith, selling drugs.

The area around Costco and north really isn't high crime at all, amd the majority of Buechel is middle class....always has been.
