Are there any new areas ...homes / restaurants / shopping (Louisville, Prospect: for sale, real estate)

I have been watching you tube videos of downtown Louisville and the suburbs . I appreciate all of the historical homes / shopping and restaurants but would prefer a newer area to live ...are there any such places within an hour of Louisville ?
If we end up purchasing we would love a home in a newer subdivision ( less than 5 years or so ) with access to a newer shopping area with restaurants and bars . Looking to spend around 350,000

There are countless new development / new construction neighborhoods all over Louisville, well within your budget.

Easiest thing would be to do a simple google search and see what floats your boat, there are literally too many to name

How many are there within Louisville Metro? I know with annexation and whatnot the Metro area has gotten larger, but there's no new development that I know of inside the Watterson Expy loop. You have to go to the Snyder loop or farther to find it.

Depends on what the OP is looking for, but $350k would buy a small house or condo in Norton Commons, which is a planned community in an annexed area of Prospect with many self-contained services, and the rest are maybe a mile or three away.

While I don’t know in depth (besides Glennmary’s new development) which is indeed off the Snyder, I’d be surprised if Dominion homes, Ball homes, etc...didn’t have some new(Ish) neighborhoods around.

Huh!? There were several thousand homes built in Louisville alone last year. Several thousand more in the metro area.

New home construction is rare inside 264 since there is almost zero buildable land. That said, there are hundreds of homes that are older and completely renovated from inside out (flips). The OP needs a good realtor, plain and simple...There are dozens of nice subdivisions with brand new homes in her price range.

Flips are never considered "like new" houses, because almost zero house flippers are like Chip and Jo on HGTV who actually fix structural issues. So, yeah while they might be great looking on the inside, you still have old bones in most cases.

My point was the lack of new construction SFH inside the watterson loop, as you said, because of the lack of space.

The link you provided proves exactly what I was saying. All of the new construction is basically right around the Snyder loop. "The George" is not even really new - it's a rebranded building that has been around and vacant for years.

Is the Louisville metro boundary basically just Jefferson County now? I've been confused about that since I moved back.

Servo, the link I provided only shows a FRACTION of new construction. It does highlight some of the larger developments with several hundred homes. Louisville is most but not all of Jeff Co. There are still about 150k people living in unincorporated Jefferson Co. That Tre Pryor real estate blog is agood start for someone as an intro to Louisville. Just as you wouldn't fix your car without a specialist or prior knowledge, you shouldnt buy a house without a realtor....the seller is paying for it, so use them!

There IS some newer infill inside 264. I recently saw two new homes being built in Irish Hill. You just need to know where to look as they are very very scattered. Certainly near Indian Hills there have been a few homes built recently and I know of some lots still for sale near there.

A good realtor is imperative! The OP can PM me for more.

Your assumptions about flippers couldn't be more false. Only a handful of flippers cut corners and they are easy as heck to spot. I flip myself on the side and many projects we buy dirt cheap and take down to the studs. I know several others that do as well.

Do yourself a favor and bike around Germantown and Shelby Park. Despite all the rehabs already completed since 2012, there is still a dumpster literally every 3-4 blocks. A dumpster parked in the street or alley is indicative of a total rehab.
