Can anyone share info on the small stand alone condos in Worthington Hills, 40245 area?
Cottages at Westport is the HOA.
Do you know what their monthly fee is?
is this considered east end?
Would you say this is a safe area?

I would appreciate any information.

Hello and welcome. I used to live in the 40245 zip code. It’s in the East End, Far East End to be more precise near the Gene Snyder Expressway.

The area is very safe. I had no issues at all when living there. Traffic in the area can be bad but a lot of the neighborhoods are tucked away and quiet. Typical new growth suburban environment .

Not sure on the HOA fees for the condominiums over there.

HOA fees in there are $195/mo. This is most certainly East End, but the only issue you might come across is the proximity to the Ford Truck Plant which is very nearby. Things tend to get really congested around there during shift changes and rush hour. I would have no concerns about safety there. Plenty of great shopping and restaurants are all at your fingertips around that location.

Only challenge I might offer you is that condos in Louisville are not in high demand and never have been. Therefore, it might be an issue when it comes to resale value, as they haven't appreciated like the rest of the market of single-family homes. Their relative demand these days is due to the housing shortage we have in town. If that shortage continues, perhaps the condos will buck the trend. I only say these things so that you are making a more informed and educated decision, and not to deter you from choosing it.
