so far, i'm using REALTOR.com - Real Estate Listings & Homes For Sale and Semonin Realtors | Louisville Kentucky and Indiana Largest Real Estate Broker. i'll be coming for a house hunting trip later in the summer, but wanted to get a jump on things as well as get a good idea about what kind of house i can get for my money.

Find a web site for a realtor. Doesn't matter who it is. Then go to realtor.com and find a house you want to see about. Copy the MLS number and go back to the realtor's site. There should be a place to oput that number in. It will give you more information. My wife did it every day for a long time till we bought our house. Funny thing is we bought it on contract! No realtor! AND no bank!!!

You are fortunate! In 1976, I bypassed a course in Agricultural Mechanics by taking a test. The test was quite simple. Before I got to the test site, the professor had disassembled the engine of a farm tractor. The test, put it back together and make it run within 3 hours. I passed. Is there anyone else on this forum that can do that? Surely there are. In buying a home or selling a home on your own, you passed the test. Are there people out here who would fail? Yes, many of the foreclosures we are seeing today are actually created because there was no buyer representation. Does that mean that represented buyers don't foreclose, of course not, but is the gamble worth it?

I have never seen anyone upset when paying for value when value equals the benefit-cost (v=b-c). Surely, if you are an employee, you hope your boss sees your value, or you are history.

Realtors who don't provide value will be history. They leave the business every day.

At the least, I recommend all home owners and future home owner should interview three or four Realtors before buying or selling, then choose to go it alone or hire a Realtor to assist.

This is one of the most user friendly sites. Go to the advanced search and you can search by sudivision, zip code, price, and down to street.

My lovely bride and I are in the process of relocating to Louisville and made 3 "house hunting" trips before we found just what we were looking for in Oldham Co. (La Grange). We used the services of a local Realtor who turned out to be the best in the business...and we're not the least bit sorry we did. I say this in the strongest possible terms....USE A REALTOR. If you need the name of one of the best in the business drop me a private note and I'll be happy to provide you a name and number.

We're closing in 3 weeks...who knows, we could be neighbors.

Sincerely,

Steve (and Becky) Pearson...soon of LaGrange

I think Semonin is much easier to navigate.

It is important to note that Semonin, RE/Max, 4sqrealty, and every other brokerage website use a process called "IDX" which uses common data provided by the local MLS. Therefore, the information, no matter the window-dressing, is the same.
