I'd look in the polo fields. More house for your dollar. Lake forest is overpriced.

Persiana, Looking at your wish list, I believe that the "accessible mass transit" may be hard to find while keeping the rest of your list intact. I have lived in Lake Forest for around 10 months or so and one of my regrets is that I wasn't able to wait until now to buy. Prices recently are great for buyers and appear to have leveled off at about 10% less than I paid. For $350k or so you should be able to get into Lake Forest with a nice house that sits on a third acre or so. This would be at the lowest end of the scale, but you would be in an area with more expensive homes and that is always a good thing. There's very good access to the expressways from here and all kinds of shopping and restaurants within 6 miles. I have no regrets on picking Lake Forest and think it offers quite a good value. The HOA here is one of the best I've been involved with and there is never a shortage of activities. They're quick to respond to any issues as well. Good luck in your search.

Who says you "must" spend $350000? I think the best bang for your buck requires looking at Forest Springs / Pewee Valley / maybe even Grand Villa (near exit 17 off I-71). There won't be great bus service, but IMO, the most all around best subdivision in NE Louisville area remains Grand Villa with Forest Springs being an excellent value too.

I used to live in Forest Springs and it is a nice subdivision but theres nothing exceptional about it. Its just another Thienemen development. They have a pool and tennis courts but most of the lots are small and the homes are close together. Its not a bad place by any means but it wouldnt be my first choice.

I'm in Lexington, but I looked extensively in Louisville a year ago (loved it) and still get a daily property report email. If it were me, I would look at Seneca Gardens (I know, more central location, but I love it), and Plainview (there's a house that just popped up in the exact area I liked). But then I'd probably buy in Owl Creek just due to the safety of the investment. I only hesitated on Seneca/Highlands because I'm unclear about the public schools. BTW, prices have come down in the last year - it's not dramatic, but just enough so that now for 325K you are safely in the "luxury" category. It seemed to me that a year ago, I needed to look more at 350-375 to cross that threshold. Question for the experts: what about Glenview Hills?
