Default Apartment Living - Breaking Lease

We rented an apartment and signed lease for 12 months in a community in Louisville,KY. We didn't move in yet due to numerous maintenance issues such as smelly carpet,spoiled fridge,ruined window screens and blinds,not working washer,fused bulbs etc to name a few.The management is rude and not approachable and at end of requesting so much they fixed the carpet and got a new fridge (unfortunately that cant be opened from kitchen ) after 4 days of signing the lease.They are not willing to sort out issues with screens,blinds,dirt,peeling of paints etc because according to them those are not of higher priority.We are frustrated and disappointed now.Is there any way we can break the lease? We haven't moved in yet due to these issues...Please suggest.

Default apt lease

When you signed th lease, was it specified that they would clean the carpet, repair the flooring, clean the fridge, etc? If you signed a lease only on their verbal agreements that they would repair those items prior to you moving in it may be more challenging but if all the things you say are still in need of repair, I'm sure you have a valid case if they try to enforce the lease.

Worst case if they persue your lease is to take some photos and walk into small claims court. Any decent judge will see that the conditions are inhabitable and grant you the win (and out of the lease).

Did they have you fill out a walk through inspection form for that specific unit? If not, get any lawyer to mail them a certified letter stating this gross misuse of the Ky state law and they'll break the lease directly!

Yeah that's what Im wondering. Were you able to see this apt/unit before hand and what was the outcome of that? I second kingcopper's suggestion.
