Knowing that presently the only appreciating areas are Germantown (and some other downtown neighborhoods due to having been undervalued previously) and Oldham County; knowing that Germantown values have gone up around 20,000 over the past four years; and being relatively new to the neighborhood; what caused Germantown to get more and more interest and become one of the up and coming neighborhoods, especially for first-time homebuyers? Proximity to Highlands, proximity to U of L, prices, etc.? What was the spark and when did it start? Any Louisville natives that can speak on this?

I'm not a native to Louisville, but I purchased a house in Germantown for the reasons you listed; proximity to things I frequent and affordable housing stock. I've lived in the neighborhood about 9 months and houses that are for sale seem to be selling pretty quick, and the buyers seem on the younger side. I think younger people are less hesitant to live in areas with more of an urban than suburban feel not to mention many people are priced out of the highlands, crescent hill, and st matthews. I can't help you on pinpointing the spark but there is certainly momentum in the neighborhood.

Any difference in Germantown and Schnitzelburg other than they are right next to one another? I've noticed a lot of houses that say Germantown, but are really in Schnitzelburg and closer to Shelby. Any difference in crime, neighborhood, etc...?

Schnitzelburg is a sub-neighborhood, so to speak, of Germantown. It's not disingenuous (and in some cases people don't even know) to just consider it all as being Germantown. Crime is pretty low throughout the neighborhood.
