Default Information about Hawks Landing in Madison?

We are moving to Madison and have made three house-hunting trips. We are interesed in the Hawks Landing development, and are considering two houses there. Is anyone familiar with that area? Advantages/disadvantages? One thing I wondered about was whether flooding was a problem there -- the houses come with sump pumps. Our son is in college, so schools aren't a concern. Any comments appreciated.

I appraised a lot of houses in that development when they were first built. Haven't done much out there in the past year...mostly condos. That is because the houses are new and there has been little turn-over to-date. All houses built in the past 10 years seem to have sump pumps so I wouldn't be concerned only on that basis. I would have your realtor or appraiser check the FEMA flood plain map as there can be a major difference within the same development in that regard. The houses there have been built by many different builders and, while none of the ones I have seen are terrible, the quality does seem to vary from house to house. I would also add that some of them seemed to be a bit over priced. HOWEVER, that could be because I am NOT a golfer and so the fact that they were on a golf course didn't appeal to me. I recognize that for an avid golfer, that feature could add a lot of value. One of the very large current downsides is that the property's exit onto HWY M and during rush hours Hwy M has become a nightmare to navigate. They need to make it a 4 lane highway and soon or there is going to be a major revolt from homeowners who have to leave a 1/2 hour early to get to work.

Thanks for the info. I will ask our realtor about the flood plain map. I do not know the builder of one of the homes we are looking at. That home is 4 years old. Our realtor gave us info showing homes selling for an average of $134 a square foot in Hawks. The 4-year-old home is priced below that and is off the golf course. The other home we are looking at is new, construction is almost done. It is priced over that $134 mark and backs to the golf course. So maybe you have to pay more to be adjacent to the golf course. The builder is Blue Line Designs. Unfortunately our realtor knows little about them. I will warn my husband about the Hwy M traffic -- he's the one who will be battling the commute into town. Appreciate your comments!

Hi,

Hawk's Landing resident here. Hwy M traffic is indeed pretty bad, but it's gotten better recently due to Highpoint road being widened to 4 lanes and completely resurfaced. We used to get a lot of bleed from that neighborhood onto the Hwy M/Midtown road intersection, and now it's down to just a trickle.

The neighborhood is quiet, filled with children, and practically void of criminal activity. The only problem that's reported is the occasional teenager speeding around on the wide streets.

(by the way, my house is one of the properties for sale in the neighborhood. We don't have a problem with the area, just that work is forcing me to move across the country)
