Default More neighborhood questions - Wexford, Walnut Grove, Foxridge, Sauk Creek

Hello again - I have some questions about the specific neighborhoods of Wexford, Walnut Grove, Foxridge, Sauk Creek. I've been seeing homes for sale in these areas that suit my taste for price, and the appropriate level of updating I'm comfortable with (don't require super rennovations).

Can anyone comment on the following things specific to each neighborhood?:
-Are homes, lots and streets well maintained & manicured or slightly run down?
-Which of these neighborhoods, if any are considered to be desirable?
-Would any of these neighborhoods have the potential to become troublesome (in regards to home appreciation and resale), should I decide to sell in 3 to 5 years?
-Any other general comments on these neighborhoods?

I'm especially interested in Foxridge and Wexford neighborhoods...

Background on me - married, two big dogs, no kids, no real plans for any. Want a good-sized homethat doesn't require major rehabbing, that's also on a nice lot, in a well-kept neighborhood, and within 10-20 minutes from mall, shopping (whole foods) and downtown. Long list, I know! I honestly like homes that are 10, 20, 30 years old that have solid bones but need some minor updating to kitchens, flooring, paint. etc.

All of those neighborhoods border each other..and are all very similar. Sauk Creek used to be the preimiere place to live back in the early 90s when it was built, now it is just run of the mill. Not that it has gone down hill, just that there is bigger better and newer nearby. All areas are very centrally located to the West side shopping areas...and all of the schools they feed into are decent. The west side is becoming a busy place as development continues, and especially redevelopment. I would say for best resale, make sure your home isn't adjacent to a major throughoufare (even Old Sauk Rd), as these arteries will eventually be widened and handle more traffic. Also, Sauk Creek borders the beltline, which could keep resale down if you buy withing a block or two of the beltline.

I like Walnut Creek the best, it is well established. Wexford is prob. a little bit more affordable. They are all good choices and I think the resale value will hing upon the exact location within the neighborhood and the state of care that the house is in.
