Unhappy Middleton Real Estate

Our family is looking for a home in Middleton or Verona as either a lease purchase or seller financing.

We have a down payment and great income and are looking to spend up to what would be 550k sales price (2000-4000 per month). Our issue is we are self employed and in the mortgage world right now that is impossible.

Any good ideas where to look? With so much real estate inventory on the market, I am surprised I can't find anything. Not seeing much on Craigslist other than student rentals.

Should I contact realtors who have listings and see if they have any sellers who might consider such a thing?

I too work for myself and declare my income (rather than provide W2s) when I purchase properties.
I qualified last week with several different mortgage companies including FHA, so it is possible.
All you need is a good mortgage broker.
Very few sellers offer financing.
In this challenged real estate market, randomly calling realtors to look for seller financing is like setting a pack of rabid dogs upon yourself.

Thinking of moving to the area and wonder if people can tell me about Middleton in relation to Madison .Is it part of Madison ?
Which areas of Middleton are best avoided.
And which are the better,safer areas of Middleton and indeed Madison.

What about Waunakee ? How easy is it to commute btw these three/two

Sorry about the endless questions but what is the rental values in Middleton/Madison as in studio apartments ?

I have a friend living around Sweeney Rd and it looks a bit of a dump to me so it has to be way better than that.

Middleton is essentially Madison, you can't really tell when you cross the border from one to the other (besides the sign). Waunakee is a bit further away and would be about 10 minutes east of Middleton. Middleton has fairly decent neighborhoods, and I am not aware of any places to avoid. "Downtown" Middleton is charming, with some mom and pop stores and restaurants, although there isn't a great deal of variety there.
