Do they mention the topless coffee/donut shop in Portland? I think the name is/was "Mike's". I don't know if it's still there.
The donuts weren't the greatest, just the plastic-wrapped kind you get in the grocery store, but nobody seemed to care (from what I've heard). I've never been there.

Didn't pay much attention to the specifics, just the short list amazed me. I'm serious. You ought to come to Houston-just once. You'd be shocked, awed and bewildered at all the clubs here. You could spend your WHOLE nestegg in one weekend!

Ok, I'm very VERY stressed suddenly. I talked with our realtor this morning, and she says the average length on the market on our street is 160 days, then most are taken off the market as not selling.
I'm not quite sure about that, however, because there are 6 houses in our subdivision that sold just in August. They aren't exactly on our street, but we're not on the worst street here, so that should not be that big of a deal.
Anyway, the news was very discouraging, to say the least. She said if we don't get any action pretty quickly we may consider doing an owner finance. I'm not sure how that works since we still have a mortgage, and our terms aren't the best. Our payment is WAY too high. I can't imagine someone wanting to take it over. And then where does that leave us as far as having our equity cashed out? We have to enough money in the bank to move.
MBM, can you explain that process to me and offer some words of wisdom on the subject? Thanks.

elcarim, take a deep breath, your house isnt even listed yet, price your house fairly and competitively (based on(similar houses) what sold in the past 1-6 months.
averages are always vague and skewed...high ends and low ends,,
dont stress until you are a month or two into the listing, if you havent gotten any showings,,
before any thought whatsoever of owner finance,,,,test the market (see if there are any showings, your house really looks nice from the outside, so it may go quick)
there's a couple incentives id suggest before even thinking of owner finance,, one,,is offer a signing bonus to any buyers broker that brings you a buyer, (and closes) usually around a 1000$ , or the better one is,,offer to pay buyers closing fees or points,,
buyers biggest expense is out of pocket monies,,if these can be rolled into the monthly payment, its much easier for the buyer,,
list your house,,,for a month or two test the market,,before going down in price(if no showings)try the two incentives,,
also,,they say open houses dont work,,,,but if you have a competent broker, do one,,,,(offer coffee and donuts,,(we in maine offer allens coffee brandy and venison)
,what if a few couples were in the area,,visiting relatives and saw the sign,,they'd stop just to look,you got nothing to lose,,doing open-houses,,
make sure when the broker puts the brokers sign on your yard,,she includes, a packet of selling disclosures, so someone can come by and pick one up,,just passing thru,,
elcarim,,,did you have the broker come thru your house,,, and ,,look at any potential deal killers??
ask your broker to bring one of her friends (preferrebly another broker) thru your house,,and tell you what they think,,of it,,
(could be paint, clutter,,,too much furniture making a bedroom look smaller,,,could be anything ,,but good to get an unbiased opinion,,
also along with your disclosure packet,,,here is a different idea,,,,type up a home summary of the house,, kind of a sellers summary,,,
list ,,when you bought it,,the upgrades you have done,,
define to your target market,,why it would be a great place for kids,,(if you have 3 plus bedrooms) how you have good neighbors,,highlight,,the best of the property,,
believe me,,buyers love this stuff,,they know its bias'd cause you want to sell,,,but ,it will also validate why they should ,buy it,,
and if no-one else is doing it,,then you have a marketing advantage,,

Thank you - all very good info. I'm not sure how much closing costs are in our area, but they can't be a drop in the bucket compared to not selling and having to stay here another year!!
