I agree. south Orange County CA. 600K in property value on two places and $1700 taxes. Temps never go below 40.

Temps may never drop below 40, but how often does traffic speed exceed 40?

Doesn't impact me a great deal. It takes me about 15 minutes to get to the schools where I sub. I don't need the freeways. My commute is much less than when I lived in southern Maine.

Haven't seen a snowflake in nine years.
