Maine Realtors, get with the program!
Well I've been looking for that perfect property in Maine. I've searched high and low and see the same problems time and time again.
Realtors, what are you thinking?
Multiple listings with the same photos for each property.
POOR photo quality.
Many listings on your site of property that is SOLD! What a waste of people's time and your server space. DUMP the sold property~!
Waterfront listings-
A Stream or Brook is only waterfront to people looking to buy a bridge, ... The Brooklyn Bridge.
Sites that aren't updated! - I've contacted so many realtors to hear. O that was sold, we haven't updated our site.
MORON~!
There are lots of people willing to spend good US CASH on Maine property, and you are just too lazy to take it.

ClownShoes,
There are some national and regional sites that update their feeds from MLS overnight and those are the ones you should be looking at. The Maine MLS allows 8 photos to be submitted, but the leading national site (if the agent pays more) allows for up to 25. My site has exclusive HomeMovies posted for our listings that have been on the market for 2 + weeks and the complete slate of photos provided by the other real estate companies. I will be attending the videography session at my new listing in Windham this week. I agree with you, many agents are not doing their sellers justice by throwing garbage into the mix which may not be properly priced, nor properly promoted. This is why inventory sits and sits.
As for waterfront, that is a field that must be entered into MLS, so if there is a brook or stream, it will show as waterfront. As always, online listings are a guide, but not a substitute for inspecting the property personally.
Good luck and keep looking, the good sites are not very hard to find!

I'm sorry this doesn't appeal to you, but I would rather recognize a photo as a property I already dismissed than get excited about different pictures of a property that I already crossed off my list. I guess that's a personal preference issue.

Another personal preference issue. I do consider a brook or stream on the property or going through it to be waterfront. It's not about a bridge, it's about natural water source for livestock.
Whatever sites you are looking at, I would suggest you broaden your horizons to include some others. Select a newspaper in any Maine town you are interested in, go to real estate listings and usually you will come up with an ad with a web address.
There are plenty of properties available in Maine, just keep looking.

Don't hold back so much, how do you really feel?
I became very frustrated myself dealing with Maine realtors. I do understand your woe.
I made a lot of trips to Maine, and I drove many dozens of tanks of gas looking at 'waterfront' properties that had no water.
When a realtor has never stepped foot on a property, is only filling in a field on a form, and the seller says "Well yes there is a surface water run-off when it rains", then you get a MLS listing that says 'waterfrontage'.

Sorry everyone, but after neary 32 hours searching in the past 2 days I was ready to give up hope. A little venting ( thanks for not banning me ), and a couple of cups of coffee and I'm back on the web again.
All advice is greatly appreciated, thanks for all the help and understanding!

Clownshoes, I agree with Alice. Choose a specific area of interest, go to that towns local newspaper and find the local agents. Contact 1 or 2 of them, give them your requirements as well as your wish-list and see what they come up with. If that area ends up not appealing to you, move to the next one.
It's very difficult to choose an area and property from Realtor.com. Good luck to you!

ClownShoes, I feel your pain as my wife and I spent many many hours checking a bunch of different realator sites out for both land and existing homes. After narrowing down exactly where we wanted to live, narrowing down choices to a few I did a visit up last week and we are in the process of closing on 3.11 acres nows. Don't lose hope and keep looking .. you will find what you want. Oh and out property has a brook on one side and seasonal brook on the other side and it wasn't listed as water front LOL.

Contact a specific Realtor. Tell him what you want and if he doesn't have it he can find it. You'll know if you are comfortable with him. If not, move on to another one. Some Realtors have numerous properties you can't find on the most popular web sites. Who in the world would decide to look for a home or land in Unorganized Pen? Most people don't even know what that means.

It takes a little more than some constructively expressed venting to get banned.
If it makes you feel any better, many of the realtor issues that have frustrated you are not unique to the state of Maine: they occur accross the US and Canada.
A realtor whom you trust and feel comfortable working with can cut some of the frustration levels.
