Sometimes it feels like it's just never gonna happen.
We now have both houses on either side of us in foreclosure and they are practically giving them away, which kills the comps for the neighborhood. Both houses are 50% larger than ours and the bank has them listed for less than we planned to list ours for.

I will be in Maine in 10 days! Very exciting! Only I'm an idiot and I hope that I'll be able to look at some apartments on the weekend otherwise I'll have to really get to work apartment hunting as soon as I land.
No one has really wanted to rent out an apartment, half a years rent paid in advance if I don't -look- at it (or maybe if they haven't looked at -me- yet). Here's to hoping!

I feel for ya. We found a buyer for our house when we left Texas, so we don't have a mortgage AND rent. BUT I feel like we got ripped off. We got a bad appraisal and ended up taking less for our house than we owed the bank, and financed the balance. We could use that extra money every month.

Chin up - it'll happen when you least expect it, and you'll soon be home.
I have an aunt who retired from mortgage banking (true financial institution, not a "fly-by-night". A local bank called and begged her to come work for them temporarily because people are starting to take advantage of some of the opportunities out there. They are insanely busy right now. It'll turn around (although I don't know how soon, but according to her, they have plenty of work right now).

Maine is in much better shape that the rest of the US. Here in Florida, they don't expect foreclosures to peak for at least another year or two....when the rest of the ARM high rates start to kick in. Smart money is hedging that it will take at least 5 years here before the housing market returns to where it was before the boom/bust.

We would have been okay had the 2 adjacent foreclosures not happened. The house to the south has been horribly neglected over the past 12-18 months and it's showing. The house to our west side went to auction at $112,500 and didn't receive any bids. It is now listed with the REO for $79,900. Our house is about half the size of that one and, prior to this, comped at $92K. We'll be lucky to get what we paid for it now and I'm not sure we can afford to let it go for that because of what we have into it. Will have to wait and see what the final price is on the house to our west. There has been TONS of interest and I'm hoping for a bidding war.

Maybe you'll get lucky like we did. I have mixed feelings about buying a house right now. I kind of feel bad because I know that the person I'm buying from will be taking a beating on the value of their home. But at the same time, how can we not take the opportunity to get more house than we could usually afford at a a much better interest rate than we've seen in a while? We're even getting an extremely good deal on the down payment. But at least when we buy a house from somebody who really needs to sell, I can at least remember that it's getting them out from under whatever financial burden the house is creating.

moving to Eastport in June...
My DH, Dano19606, (soon to be Dano04631) and I and our 18-year-old son are gettin' ready to move to Eastport in the middle of June from Pennsylvania....very excited!
We knew we wanted to move to Maine and were able to narrow it down to Eastport between our wonderful friends on here and on MySpace...
It took us almost a year to sell our home (10 months to be exact), along with 53 showings, and we took a tremendous beating on what we got for it, however, it's all good and we're just thankful that we were able to get enough in order to move...
I would say to anyone out there who is trying to sell their house and move -- please don't give up -- it may happen when you least expect it, like it did with us....Maine is gonna be soooooo worth it!
We'll keep ya posted on how things go with the move, etc...
