Default Lubec

Me and my girlfriend are looking to move to lubec in the near future. Can anyone tell us about the place? We are looking to buy a restaurant up there also does anyone know of any and how may we get in touch?

Only been there once. Pretty place, real small town. Busy in summer but not Bar Harbor busy. Dead in the winter but serene. Lots of fog in the summer. Probably some of the least expensive ocean view property in Maine. That's all I know about it!

Quiet little town. Very friendly people. I don't know of a restaurant or business for sale, but that can change. I spend several days there looking for a home. Lubec is a little pricier than other coastal parts of Washington county. I can recommend a realtor there if you want. I met one and he was absolutely wonderful. I bought from the Realtor, but not in Lubec. I think you would have a hard time making a go of it in the winter, but in the summer, great! Lovely little downtown area. Beautiful view of the water. North Lubec Road had homes for sale and was a very desirable area. I prefer a bit more of a town. There are no zoning restrictions in Lubec. The house we looked at had a kennel on the property behind it. Barking dogs were not what I wanted to hear all the time. The house was fantastic!

Lubec is a wonderful town. It is small and the people are friendly. The weather cannot be beat from late Spring to late Fall. Summer is especially gorgeous which attracts the moderate amount of tourists and Summer residents like ourselves. We spend most of the Summer and parts of the Spring and Fall in Lubec.

Restaurants have a tough go of it here. Uncle Kippy's gets the most business but from my observations the others generally have a rough go of it. From time to time you hear rumors that one or the other is closing. There just aren't enough year long residents to really do well in the off-season. It is also not the place for a high end, expensive restaurant.

Thanks so much for your comments! Its very appreciated. My boyfriend jumps the gun on the restaurant thing lol its in our blood. What we are looking for is a nice size property to have our own small home and be able to build 2 cottages for rental. We would like to create a self sufficient atmosphere as much as possible. (Building "green" homes) that would attract visitors that truly want to leave their ratrace for awhile. Maine has been the only place to where I have traveled where I could take an honest deep breath. Where we live now isnt so bad if you like the lifestyle. We are tired of the lifestyle and would rather leave it to others. Quiet, slow paced and people without an agenda seems like a dream right now. Dawn

thanks NMLM, the basic kits for 32' x 40' is about $ 12,400 for post & beam that not bad at all. now waiting for the contractor to come up with cost to build it (dry in). will let you know if it is economical or not, i will do the finish work myself.

The best foundation is a full concrete basement. Next best is a frost wall. You could go with posts and piers if the post goes down below the frost line. Make sure each post is wrapped 3 times with 4 mil or 6 mil polyethyline. That way the frost can't lift the post.

Your last option is to place round concrete pads on gravel, placing the timbers directly on the concrete pads. They are commonly called elephant feet. They will move somewhat with the frost and you will need to relevel your building from time to time.

The expense declines with the quality. As to your pipe freezing question, tape heat tape to your water pipe. Wrap the pipe with foam insulation and plug the tape in when it's below freezing. I traced my septic system drain line with heat tape just in case. If it ever freezes up all I need to do is plug it in.

very common sense kinda stuff just like where we live here in the Poconos in NE PA. lol although not as cold as up in the most NE point in Maine. I hope they dont seem like dumb questions I just want to see if North Mainers have any kind of special insulating tricks, and I realize insulation is the key. I love the plans for the post and beam buildings to where besides a camp i would love to have one for us as well. So far all the research is still leading us to Lubec. Land is inexspensive and taxes are so low and now building seems affordable too. Anyone with tips or comments will be appreciated.
