Just stumbled on this site...We bought a new home on Wadleigh Pond 3 years ago. Let me know if you are still out there with questions. i will give you my personal take on the pond.

Smile Wadleigh Pond homeowner

We bought a home on Wadleigh Pond a few years ago. We had same concerns with the depth and tea colored water. It is a very clean pond but because of the tannins from the submerged tree trunks it has a tea color. Let me know if you are still out there and interested....

I have many questions. hahaha How do you like it so far? I was wondering how swimable it is, many leaches, mucky bottom, etc etc. haha I was trying to make it look like a little question. I am looking at a piece on Wadleigh Pond rd. Also wondering how the town is with land owners on the pond. It looks like an awesome area. Any other info you can think of would be appreciated.

You're still there....so here's what I have to say about Wadleigh Pond.
Wadleigh Pond is quiet, peaceful, good for fishing, canoeing, kayaking, and
swimming. No leaches!! Pontoon boats popular. Plenty deep for 19 foot power boats to waterski and tube. A few jet skiis- not well liked. Deeper than some of the old topographical maps indicate.
Area dammed up after large fire (? 1940"s) - so bottom is mucky and water tea colored but very clean ( checked with environmental water quality site) Dam damaged by heavy rains in 2006. Repairs made but being told will need more work. Residents asked for donations for repairs. Some roads private so are maintained by donarions from residents. People at town hall and fire department very friendly and helpful.
Despite some negatives we love the peace and quiet, not at all overcrowded with people and boat traffic like other lakes and ponds. I say go for it !!

I was told when they put the boards on the damn it raises approx. 3 feet. That seems like a lot. Do you know what the date is they put those boards in, and does 3 feet sound about right?
Everyone I've spoken to says nice things about the pond. I have yet to hear negatives that turn out to be true. I've heard it was approx. 5 feet deep all around except a couple of spots. 1 trip out in a kayak proved that theory wrong. Where my map said 3-4 feet it was 6-7 feet. Where it showed 5 feet it was over 7 feet. (my paddle was 7 feet long and I couldn't touch bottom)
If this deal goes for me it will happen within the next 1-2 weeks. I'll let you know how it turns out. If you have been around the pond I'm sure you know the area I'm looking at.

If things go along to plan I should be closing on land soon. Now I just need to figure out how to get all the waterfront do's and dont's. I imagine the town and DEP would have them. Don't want to get into trouble 1 week after I buy. hahaha
I'd like to remove some smaller trees, add a dock and see what I can do to shoreline to make it more swim friendly.

There are specific regulations as to how much you can clear near the water, the size of trees you can cut, not allowed to add sand, etc... You should join the Wadleigh Pond Assoc. It would be a good way to meet others and learn some valuable information. Dave Dulong is the president and he lives full time on the pond.

Swan Pond is Crystal Clear a beautiful pond, several places for sale. Great fishing and clean water to swim. You should add it to your research list.
