A number of people here have expressed interest in modular houses. Found this place in East Montpelier, Vermont that works throughout New England - Huntington Homes. They have a lot of attractive and traditional looking models with plans online as well as specifications for their standard build packages clearly listed - a lot more information than many firms provide. They've also been around for more than 40 years, so they must be doing something right.

Smaller houses costs more per square foot than equivalent standard larger houses. That Westbrook has a couple of things going for it though - a simple "1-box" ranch shape and a single bathroom will help to hold costs down. I believe these guys own those stock designs on their site - and since they build them out too, they should get real-world feedback from owners, and they should be able to make modifications readily to suit a buyer.

They be more per sq foot but in the long run less to heat, less to clean, less ability to accumulate unneeded stuff.




I'd also look into putting it on a crawl space and using one of the bedrooms for furnace and water heater.


I hate basements. The only reason I go in mine is to change furnace and water filters.

Thanks for this, I like a lot of these floor plans! I don't think that I'm ambitious enough to have a house built for myself, but I like to dream.

Default Inline Garage / Carriage House

Here is an interesting garage/carriage house. It's a detached 2-car garage building - 20ftx40ft, one car would go behind the other, and above is a decent 800 sq ft 1-bedroom apartment with inside stairwell (key in winter) leading up and its own entrance separated from the garage area. It's basically a 1.5 story building with 2 large shed dormers enlarging the 2nd floor space, and the living space would be less expensive with this design than a stand-alone small cottage. Seems like it could work well as a combination garage and guest/income apartment.
