Take your plans to a number of contractors in the area that you would want to build. Prices will be all over the place otherwise.

can't see the price but it's a pretty nice place. a bit over the 1,000sf limit.

Seems like home prices everywhere in Maine are going up. A lotta money for this in my opinion.

Default Small 1.5-story 1-bedrm with loft bunkroom

I don't know about the quality of these plans - they are suspiciously cheap. Nevertheless I wanted to show the basic design ideas as they are cleverly done for space on a budget. The gross living area on the first floor is just 768sq ft, but you have some closet space, a laundry, and a real set of stairs leading up to a loft bunkroom, where you could have a sleeping area for guests or a home office. The door under the staircase could lead to a closet or stairs to a basement. This is just about as small and cheap as a two-bedroom will get with decent livability.
