yeah, me too.. though I knew you would do fine in court. The stressful part is the waiting for it to be your turn.

I've had tenants punch holes in all the walls, let their unapproved dogs pee and pooh on brand new carpet thereby ruining all the hardwood floors underneath, remove all the light fixtures and bulbs, and take curtain rods and blinds off the windows when they moved.

My dad owned a lot of RE in his lifetime and the one that always got him going was the tenant who removed every last piece of moulding in the apartment. lol He used it for firewood!

My worst one was the one who left for a 2 week vacation to Michigan knowing full well there had (unbeknownst to me) issues with the boiler prior to he and the wife leaving. I'd had the boiler man come in and do a winter service/filter clean etc., on the boiler and the thing was shutting off while the tenants were at work. Instead of calling me or emailing me (we were stationed at Fort Dix, NJ at the time), he would go downstairs and hit the reset button.

He left for two weeks and didn't notify me this was happening and the Cape had a wicked cold snap. Yup, my pipes burst.

I got a call about midnight one night two weeks after Christmas telling me of the damage. If there's luck to the story, I guess it's the pipes burst in the separate ell that's the livingroom rather than happening up on the 2nd floor of the main portion of the house. The damage would have been much worse and much more expensive.

Tenants are very difficult creatures. lol If you have to have tenants, the ideal would be what I had in my first house... the two apartments above me were rented out. I was right there every day so nothing bad ever happened. It's when you're not on the premises and don't live close by all he** can and usually does break loose. It goes with the territory of being a landlord I guess.

Sorry it happened to you and I hope the twit moves out without doing anything worse than what she's already done. She sounds like a nutbag.

I don't know what happened to Molly, but I'm glad she's okay.

...sorry if it shows 3 different edits on this post, but it was not putting the paragraphs where I had them entered when I wrote it. My whole IE seems to be having a meltodown to day for some reason... another topic.... lol

hey, I was working my way down the threads and didn't even see this! Thanks you guys It was a breeze. I did have a hangover type headache from the anesthesia though, I've never had that before--even the vicadin (sp?) didn't touch it. But, thank goodness it's gone this morning! Soft foods for the next week, checkup next Wednesday to get the results, but he didn't have to take my tonsil AND, much to the sadness of the fam, I'm talking!! Take more than a sore throat to prevent that..... feeling lazy though
